Responsibilities

Interface with PMA clients and project teams through a successful process of strategic real estate planning, design and construction of new buildings, tenant improvement buildouts, and facilities assignments.
Establish partnerships and serve as a liaison between the client and design and construction professionals.
Manage successful projects and consistently meet/exceed client expectations and deadlines.
Review and evaluate qualitative program aspects with the owner and verify program conformance with project goals.
Initiate and manage the procurement of design, construction, and consultant services.
Motivate and direct internal project resources.
Draft, review, communicate, negotiate, and enforce contractual documents for design, construction, and consultant professionals.
Direct and monitor project budget and schedule including updating and maintaining web-based project controls.
Create meaningful analysis of budgets and schedules and their effect on the financial objectives of the project.
Manage the RFP process, including bid review, recommendation making, and interview management.
Establish, direct and/or document project meetings.
Engage with clients, city officials, architects, engineers, contractors and consultants to present the project status and anticipate issues.
Anticipate potential changes to budget or schedule and provide solutions on the review and analysis of changes when presented.
Organize and review value engineering alternates with owner.
Determine requirements and facilitate procurement of peer reviews and specialty consultants.
Oversee the architect in their review of contractor and vendor onsite activities to verify they are in contractual compliance with design specifications, schedules, and workmanship standards.
Authorize the issuance of contracts, purchase orders as well as developing and processing scheduled progress draw packages for payment.
Manage the project close out process to a successful completion.
Seek out and represent PMA in networking and business development opportunities in addition to assisting PMA leadership in project proposals and subsequent interviews.

Required

5+ years of development and project management experience. Experience with the NYC permitting and inspections process is a must have for this role; experience with life sciences projects is a plus.
Bachelor’s degree or higher in Architecture, Civil Engineering, Construction Management, Urban Planning, Real Estate Finance or a related field.
Establish partnerships and serve as liaison between the client and design and construction professionals.
