Responsibilities
Develop and manage bid packages in Procore to send Invitations to Bid (ITB) to qualified subcontractors and suppliers.
Create and maintain a comprehensive database using Procore Estimating.
Provide conceptual estimates for early project planning, leveraging historical data and cost trends.
Review project specifications, blueprints, proposals, and documents to understand the full scope of each project.
Generate clear, detailed quantity takeoffs using industry-standard software, ensuring accuracy and completeness.
Review and level subcontractor bids, conducting risk assessments to identify potential issues.
Offer feedback to design teams and ownership based on cost analysis and constructability reviews.
Work closely with internal teams, subcontractors, and vendors to clarify discrepancies and resolve issues between takeoffs and bids.
Maintain strong relationships with subcontractors and vendors, ensuring a consistent pipeline of competitive pricing.
Assist the project team with budgeting, bid leveling, and value engineering (VE) to optimize project costs.
Review soils, engineering reports, and other relevant documents to assess cost implications.
Create detailed scopes of work and bid proposals for subcontractor awards.
Prepare buy-out packages for internal scoping meetings with selected subcontractors.
Track pre-construction costs, subcontractor bids, and ensure estimates remain organized and aligned with project schedules.
Issue and distribute purchase orders to subcontractors in collaboration with the Project Manager.
Track and manage variance purchase orders as needed.
Maintain contract files and ensure proper documentation, including certificates of insurance, W9s, and more.
Support the team in maintaining unit price costs and stay informed on current market trends.

Required
High School Diploma required
5+ years of experience as an estimator in multifamily general contracting or similar construction environments
Demonstrated expertise in construction methods, processes, and reading construction documents
Proficiency with estimating software
Exceptional attention to detail, especially in written work
Strong organizational and prioritization skills
Adept at using computer-based project management and estimation applications
Excellent oral and written communication abilities
Thorough understanding of CSI codes (Construction Specifications Institute)
Preferred
Bachelor’s degree in Construction Management or related field preferred
Experience with Procore is highly preferred
A strong understanding of construction market trends, material pricing, and VE strategies
Bilingual candidates are a plus
