Responsibilities
Perform detailed on-site assessments of residential, commercial, and industrial properties, including structural, mechanical, electrical, plumbing, and roofing systems.
Evaluate the remaining useful life (RUL) of critical systems and provide capital expenditure recommendations.
Prepare Property Condition Reports and cost estimates for repair and replacement of building systems using standard unit rate costs.
Conduct research on property records, freedom of information act (FOIA) requests, and previous maintenance history.
Responsive to clients to address any follow-up questions and provide additional insights as needed.
Ensure timely delivery of reports, adhering to client deadlines and project requirements.

Required
Bachelor’s degree in Engineering, Architecture, or Construction Management, or equivalent experience within the industry.
3+ years of professional construction and/or building-related experience, including conducting Property Condition Assessments.
Successful work experience in the execution of Property Condition Assessments following ASTM protocols.
Strong organizational and analytical skills.
Thorough understanding of building construction and design (mechanical, electrical, plumbing, roofing, life safety, HVAC, and structural components).
Excellent verbal, written, and interpersonal communication skills.
Strong technical report writing skills, including Microsoft Excel proficiency.
Ability to adapt to a fast-paced environment with flexible, short-notice travel availability.
Ability to walk job sites during inspections, sometimes on uneven terrain, and will be required to climb ladders to access and evaluate roofing conditions and roof-mounted equipment.
Ability to multi-task, maintain flexibility, travel, and work independently with minimal supervision.
Demonstrate strong decision-making and delegation skills by knowing when to seek support.
Preferred
Candidates located in the Southwestern United States are preferred.
Work experience with performing Phase I ESAs and conducting Energy Auditing Services and development of energy conservation measures is a plus.
