Responsibilities

Perform quality control checks on title examinations. Review title evidence package, verify information against product requirements and adherence to service level agreements. (approximately 70-80%)
Performs title search and examination of the chain of title in multiple states for orders requiring a limited level of expertise. Works on building state knowledge
Prepares initial title products including ownership and encumbrance reports, volume-based search worksheets and commitments/ preliminary title reports based on the application of procedural guidelines
Formulate and insert typical requirements on schedule B-1 of a commitment and in a reduced phrase format for volume-based search worksheets
Understand, review, and insert requirements related to various tenancies, entities, trusts, deceased individuals, and probate related to real property conveyances following procedures
Abstract records (i.e. mortgages, liens, judgments, vital statistics, property taxes and plat and map books) to determine ownership and verify legal description of property and completeness of records
Set-up volume-based search worksheet and files, including instructions, tasking, and sample packages
Calculate policy premiums
Prepare final title policies
Respond to customer inquiries
Other duties as assigned

Required

High School diploma or equivalent
2+ years search and title examination experience
May require Title Agent License (required by some states)
Understand the effect of deeds, satisfactions, judgments, full reconveyances, corporate documents, trust documents as it relates to property
