Assistant Service Manager
Hillwood Properties is a full-service real estate developer, investor, and advisor focused on creating opportunities in real estate. They are seeking an Assistant Service Manager to assist in organizing maintenance programs for their multifamily properties.

Responsibilities
Adheres to and complies with all company safety policies and procedures; wears required personal protective equipment (PPE) at all times
Follows OSHA safety standards and applicable regulations for the safe performance of all job functions
Ensures compliance with MSDS (Material Safety Data Sheets) regulations and safe handling of hazardous materials
Performs hands-on maintenance to ensure apartments are market-ready, occupied units are maintained, and preventive maintenance is completed according to schedule
Diagnoses and completes repairs in the areas of HVAC, appliances, plumbing, electrical, drywall, painting, welding, carpentry, and general handyman tasks
Installs appliances and electrical fixtures, ensuring safety and compliance with applicable codes
Completes service requests within 24 hours whenever possible, maintaining high standards of resident satisfaction
Moves and installs large appliances safely, using a dolly and assistance when needed
Installs, repairs, and rekeys door locks, including deadbolts
Maintains a clean, organized, and safe maintenance shop environment
Communicates regularly with the Maintenance Supervisor regarding inventory needs, tools, and supplies
Adheres to Hillwood key control procedures to ensure security of units and facilities
Proactively reports any maintenance concerns or safety hazards to the Maintenance Supervisor or Property Manager
Participates in the rotating on-call schedule, responding to emergencies and after-hours maintenance needs as required
Assists in maintaining curb appeal and common area upkeep as needed
Provides support during inspections, resident move-ins/outs, and capital improvement projects
Qualification
Required
Must be prompt and punctual with reliable attendance
Maintains a courteous and professional demeanor with residents, prospective residents, team members, vendors, and contractors
Willing and able to work on-call, weekends, holidays, evenings, and overtime as required
Must maintain a reliable mode of communication and respond within a reasonable amount of time in the case of an emergency. (Reasonable amount of time is within 30 minutes of first contact)
Must wear the company-issued uniform and photo I.D. badge during regular and on-call work hours
Strong teamwork skills with the ability to collaborate with property management and maintenance team members
Complies with all policies and procedures outlined in the Hillwood Operations Manual
Demonstrates accountability by completing all assigned tasks promptly and thoroughly
Able to read, write, and comprehend the English language
Strong verbal and written communication skills
Basic proficiency with computer systems (e.g., work order software, email, digital maintenance logs)
Ability to work independently with minimal supervision while prioritizing multiple tasks
Reliable transportation to and from work and on-call assignments
Strong attention to detail, time management, and problem-solving abilities
Demonstrates professionalism, integrity, and commitment to quality workmanship
Must be able to complete assigned tasks as directed by the Property Manager and Maintenance Supervisor
High school diploma or equivalent required
Minimum of 2 years of hands-on, on-site maintenance experience in a multifamily residential or commercial property setting
Demonstrated experience with general maintenance tasks including HVAC, electrical, plumbing, carpentry, drywall, painting, and appliance repair
Working knowledge of city codes, building safety standards, and relevant local, state, and federal regulations (e.g., Freon recovery, electrical and plumbing codes, pool safety)
HVAC Certification required
Frequently lifts and carries up to 45 pounds
Occasionally lifts and carries up to 80 pounds
Pushes and or pulls appliances using appliance dolly up to 200 pounds
Moves objects from one floor to another
Frequently bends/stoops, climbs stairs, kneels, balances, reaches above shoulder height, walks, and twists
Has normal range of vision, hearing and speech
Preferred
Certified Pool Operator (CPO) certification preferred or willingness to obtain
Electrical certification preferred
Basic computer literacy with ability to use work order systems, email, and inventory tracking tools
Familiarity with preventative maintenance schedules and property inspection processes
Experience working with property management software is a plus
Bilingual skills (English/Spanish) are a plus but not required
