CFO / Financial Modeling Specialist (Real Estate)

They are seeking an experienced CFO / Financial Modeling Specialist to provide high-level financial leadership and sophisticated modeling expertise, while also being hands-on in building advanced financial models that support various financial strategies and portfolio decisions.

Responsibilities
Lead financial planning and analysis across the firm’s portfolio, ensuring liquidity and long-term financial health
Develop and oversee capital structure strategies, including negotiation with family offices, institutional investors, and debt providers
Manage multi-asset roll up modeling and reporting across all real estate classes (residential, commercial, mixed-use, development projects)
Provide accurate, timely financial reporting to leadership, investors, and external stakeholders
Advise on risk management, compliance, and tax-efficient structuring
Support capital raising efforts through investor presentations, debt package preparation, and financial disclosures
Build and maintain complex real estate pro formas for acquisitions, development, refinancing, and dispositions
Incorporate advanced tax and financing strategies, including: Opportunity Zone incentives, 1031 exchanges, Cost segregation studies, Solar ITC and renewable incentives
Model equity waterfalls, partnership allocations, and joint venture structures
Conduct sensitivity and scenario analyses to assess risks and optimize returns
Collaborate with internal and external teams (acquisitions, development, accounting, legal) to ensure accurate assumptions
Prepare clear, investor-ready analyses and memos for investment committees, family offices, and capital partners
Monitor emerging tax legislation, IRS guidance, and incentive programs relevant to real estate development and investment
Qualification
Required
Bachelor's degree in Finance, Accounting, Real Estate, or related field (MBA, CPA, or CFA preferred)
7+ years of experience in real estate finance, investment analysis, or CFO-level leadership
Proven track record of working with family offices, debt providers, and institutional investors
Advanced Excel skills; proficiency in Argus Enterprise or similar modeling software
Strong knowledge of multi-asset real estate portfolios, tax strategy, and capital structuring
Expertise in equity waterfalls, debt negotiations, and financial modeling for roll-up structures
Excellent communication skills with the ability to present financial results to both technical and non-technical stakeholders
