Responsibilities
Perform daily operations and maintenance of mechanical, electrical, and plumbing systems
Supervise maintenance staff (if applicable), assign tasks, and monitor progress
Conduct preventive maintenance: change filters, lubricate motors, replace lamps/ballasts, inspect belts, align shafts, etc
Recommend improvements to the preventive maintenance program
Develop and maintain building-specific maintenance procedures
Coordinate with outside contractors and technicians
Manage inventory and stock control
Respond promptly to emergencies (e.g., fire, equipment failure)
Ensure compliance with codes, regulations, and safety standards
Submit monthly reports to keep management informed
Complete all required safety training annually
Maintain a professional appearance and comply with uniform standards
Qualification
Required
High School Diploma or GED required
5+ years of experience in mechanical, electrical, and plumbing systems within a commercial property setting
Valid driver's license with a clean driving record
Universal EPA Section 608 certification for refrigerants
Relevant trade licenses (e.g., Journeyman, Master Electrician, Steam Engineer) as required
Ability to lift 50 lbs., stoop, climb, crouch, and reach
Frequent movement between departments and floors
Clear verbal communication and reading comprehension required

Trade school or apprenticeship program preferred
