New Grad, Entry LevelKW Property Management and Consulting is seeking a General Maintenance Technician responsible for maintaining the cleanliness and appearance of the property, including grounds and pool areas. The successful candidate will perform general maintenance tasks, document community rule violations, and respond to emergency maintenance requests.

Responsibilities
Perform general maintenance replacement and repair in areas of lighting and other building repairs noted during shift
Complete all required forms and work orders
Perform casual labor, such as walking the complex inspecting walkway etc, as directed by the Property Manager
Routinely inspect common areas to ensure they are maintained clean and in an aesthetically appealing condition
Report to Property Manager issues or violations to the Property Manager
Properly utilize and maintain all equipment and tools, and follow safety procedures prior to using this equipment
Assist in maintaining records of scheduled maintenance procedures
Follow all standards policies and procedures with regards to emergency response by coordinating with Property Manager and/ or Fire Rescue/ Police services
Be familiar with the fire alarm system operations and report all incidents to management
Report any and all maintenance items which include leaks, broken equipment to the Property Manager utilizing Work Order Tickets
Write reports of daily activities and irregularities, such as equipment or property damage, theft, presence of unauthorized persons, or unusual occurrences
Inspect hallways, lobbies, ashtray, recreational rooms, restrooms, corridors, elevators, stairways, and other work areas for excessive debris and dispose of in designated areas
Remove debris from swimming pool patios and lock all restrooms and recreational rooms (after 10:00 PM)
Respond to emergency maintenance requests as required and contact Property Manager
Qualification
Required
Experience in cleaning and maintaining equipment
Ability to diagnose and complete basic property repairs
Pleasant personality
Enjoyment of seeing details and the needs to residents
Ability to quickly and easily navigate the property/building as required, meeting the job functions
Ability to react and address all emergency situations in a timely manner
Effective written and verbal communication skills
