Title Specialist
Halo Land Management is a leading provider of comprehensive land services with a strategic focus on energy development. As a Title Specialist, you will conduct thorough title research to verify legal ownership and support energy infrastructure planning through detailed documentation and collaboration with legal teams.
Responsibilities
Conduct thorough title research from patent to present (surface and/or mineral)
Retrieve, analyze, and interpret legal instruments including deeds, leases, easements, probate, and tax records
Prepare detailed run sheets, ownership reports, and source documentation packets
Identify gaps, defects, or encumbrances in title chains and flag for legal review
Maintain strict compliance with project timelines and client formatting standards
Communicate clearly and regularly with team leads, attorneys, and fellow abstractors
Utilize courthouse systems, digital databases, and third-party platforms for research
Qualification
Required
2+ years of experience in title abstracting (surface and/or mineral)
Strong understanding of legal documents: deeds, conveyances, probate, and leasehold interests
Familiarity with title standards in oil & gas regions, especially Appalachia, Permian, or MidCon
Proficiency with public record systems, county GIS, courthouse databases, and online title portals
Strong documentation skills — organized, accurate, and legally defensible
Proficiency in Microsoft Excel, Word, and basic PDF editing tools
Excellent written and verbal communication skills
Ability to work independently under deadline pressure
Must operate under a registered LLC or be willing to establish one
Willing to obtain or currently hold AAPL membership
Preferred
Experience with Appalachian Basin title (West Virginia, Ohio, Pennsylvania)
Familiarity with Landex, online deed index systems, or courthouse workflows
Background in landman work, curative, or legal support for title opinions
