Senior Maintenance Technician

The Senior Maintenance Technician is responsible for performing daily maintenance tasks, diagnosing and repairing various issues, supervising contractors, and ensuring the safety and cleanliness of the property.

Responsibilities

Perform daily maintenance tasks and diagnose/repair issues in various areas
Respond to maintenance requests promptly and professionally
Maintain pool, hot tub, and other amenities
Ensure safety and cleanliness of buildings and grounds
Maintain exterior property for curb appeal
Schedule and document preventative maintenance and apartment turns
Conduct regular inspections of common areas and equipment
Supervise duties and outside contractors in the absence of the Maintenance Supervisor
Coordinate move-ins and move-outs
Assist with safety meetings and compliance with policies and regulations
Report potential liabilities and ensure property compliance
Maintain inventory and assist in purchasing materials and supplies
Participate in resident functions and assist with posting notices

Required

High school diploma or equivalent required
HVAC-EPA (Type II) or EPA Universal license is required
Valid driver's license may be required
2+ years of experience in property maintenance or a related field
Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances
Ability to read, write, understand, and communicate in English
Ability to work independently and as part of a team
Strong organizational and time management skills
Knowledge of safety regulations and compliance requirements
General computer skills including operating a mobile device
Superior customer service skills including the ability to manage difficult customers and/or situations
Ability to be on-call for after-hours emergencies
Ability to work a flexible schedule to include weekends, evenings and holidays

Preferred

Certified Pool Operator (CPO) license strongly preferred. Associates hired without a CPO license will be required to obtain within 90 days of hire
Experience in supervising contractors preferred but not required
