Responsibilities
Oversee the overall maintenance operations for the property
Schedule all preventative maintenance activities and ensure records are updated regarding these activities
Hire, train, motivate, supervise, evaluate, and provide when necessary disciplinary plans for direct reports including maintenance, grounds, and/or housekeeping technicians
Provide excellent customer service by ensuring all customer requests for maintenance support are fulfilled
Perform and ensure that emergency service requests (after-hour emergency calls) and property disasters (fires, floods, freezes, etc.) are responded to appropriately
Perform and ensure team member(s) complete all maintenance work orders within assigned timeframe and make most apartments ready within five (5) business days of vacancy
Overall responsibility for maintenance expense budget
Must maintain stock and order parts in a timely manner
Qualification
Required
Minimum five (5) years experience in maintenance or equivalent field
Must be EPA certified
Must be authorized to work in the US without company sponsorship
Ability to pass a criminal background check is required
Must be willing to work on an on-call rotation
Preferred
Technical school, High School Diploma or G.E.D
Minimum two (2) years experience supervising others
CAMT and CPO certifications
Valid drivers license
