Onsite Maintenance Technician - fulltime (SPVA2025)

The Onsite Maintenance Technician role involves performing emergency repairs, maintenance tasks, and ensuring the upkeep of properties while adhering to safety protocols.

Responsibilities
Valid DL and must have reliable transportation
Bilingual will be a plus
Knowledge of snow operations will be a plus (Bobcat, snow blower, snowplow, etc.)
Meet with Operations Manager daily to receive instructions and report on progress of current assigned work
Respond to and perform emergency repairs during hours of operation, including correcting conditions related to sewer backups, pipe leaks and flooding, fires, gas leaks, and fallen trees, etc
Drywall and painting repairs as needed
Report on any problems encountered to the Operations Manager
Daily, complete the Maintenance request and work order forms as assigned by the Operations Manager or the Management office. Perform all requested work as promptly as the schedule permits, and within seventy-two hours. Give priority to emergency repairs. Report any tasks that cannot be performed to the Operations Manager and request assistance when needed
Perform snow removal duties. Anticipate storms and arrive at the property as directed by the Operations Manager to clear roads and sidewalks
When performing on-call duty, respond to maintenance emergencies at the property within one hour and take appropriate action. Notify Operations Manager immediately of any emergency actions taken or situations that may need his assistance
Check and replace any defective or burned-out light bulbs or security lights. Light inspections to be done every other week. Inspections should include pole lights, exterior building lights, exit lights, and hallway lights. Notify Operations Manager of electrical problems not resolved by replacing bulbs
Ensure that operating and work areas, including the workshop, and equipment are maintained in a clean and organized condition. Take actions to prevent debris and stains, and clean up the area when finished. Replace and return tools and equipment to their proper storage location
Always follow safety rules and procedures
Notify the Operations Manager of any major deficiencies within the building, giving specific conditions or situation, exact location, and recommendations for necessary action
Report all building damage, vandalism, unusual circumstances, conditions, and other related incidents to the Operations Manager
Be familiar with the Association’s emergency preparedness plan and the duties required of the Association staff
Provide maintenance services ethically, honestly, and without favoritism
Perform other duties as assigned
Qualification
Required
Valid DL and must have reliable transportation
Basic carpentry, plumbing, electrical, drywall and painting skills
Must be able to work independently as well as in a team environment
Ability to troubleshoot, diagnose and resolve maintenance problems
Ability to follow instructions
Willingness to learn and desire to continually improve skills
Good interpersonal and communication skills. Ability to work tactfully, cooperatively and respectively with supervisors, co-workers and residents
Preferred
Bilingual will be a plus
