Senior Manager of Maintenance and Special Projects - Laurel Health Care Company

The Senior Manager of Maintenance and Special Projects oversees all aspects of Plant and Facility Maintenance, manages contractor relationships, and handles special projects while ensuring compliance with safety standards.

Responsibilities

Manage Maintenance Contractors as well as those relationships from the corporate level
Assisting facility department heads with any issues they may have revolving around Contractors
Managing and oversee the Ciena Health Care Company South TELS’s Program
Managing order guides and the approval of all products for Housekeeping and Laundry Supplies
Review of all PM contracts for Generators, Elevators, HVAC, Fire Alarm Monitoring & Sprinkler Systems. Assist Operations with regards to contract and or service agreements as needed
Manage and Spec all Kitchen and Laundry equipment and installations of that equipment etc
Obtain and review all quotes for Special Projects and CAP-X Projects and execute as needed
Supporting facilities with their Leased Bus/Van and delivery and in-service to the properties
Assist Facility Administrators with 2567 Annual/Complaint Life Safety Citation Corrections as needed
Manage Emergencies after hours and on the weekends for ALL Facilities including Corp. Office
Conduct Life Safety Inspections and facility audits, work with Compliance Specialist as needed
Work with the Corporate A/P staff to make sure Contractor & Vendor Invoices are processed timely
Conduct Interviews for Directors of Maintenance as needed or requested by OPS
Conduct Facility Visits/Inspections in all regions with Maintenance Directors on a revolving schedule
Conduct Regional Training and on-boarding for Directors of Maintenance and Assist Housekeeping
Manage Corporate Office Physical Plant & Facilities Systems; Maintenance, Housekeeping & Landscaping
Manage Company Wide Legionella/Water System Policy & Protocols supporting Facilities as needed
Prepare Annual and Future Capex Forecasting Lists for potential funding each calendar year based on deferred maintenance and equipment replacement needs

Required

Ability to Manage all Maintenance Contractor Relationships
Controlling and maintaining plant and facility equipment costs
Monitoring Contractor Quotes and Invoices for accuracy regarding specific/related projects
Ability to negotiate contracts and quotes, estimates and special projects as they arise
Ability to travel to all skilled nursing facilities quarterly
