Title Research Specialist (Right of Way)

Percheron, LLC is seeking a Title Research Specialist responsible for researching, analyzing, and verifying vesting title and utility prior rights in North Carolina and South Carolina. The role requires strong technical expertise in title research and involves conducting comprehensive research, validating documents, and preparing research packets to support title and land research activities.

Responsibilities

Conduct comprehensive research on vesting title and existing prior rights using online public records and internal company platforms
Communicate with Field Agents to assess work maps and confirm research needs and report findings
Examine and validate documents provided by Field Agents for accuracy and completeness
Enter required data into Client Systems to report findings, generate reports and documentation
Prepare research packets to include chain of title, plats, easement documents, existing prior rights and customer contact information to support title and land research activities
Review other researchers' work & make corrections as needed. Prepare final deliverable(s) to be submitted to the client
Collaborates well with others and functions as part of a team to accomplish a common goal
Follow specific instructions regarding Client Systems and software
Performs title obligations in a manner that is consistent with title protocol directions
Travel to local public records offices to research as needed
Other duties as assigned

Required

Strong expertise in title research, particularly across North Carolina and South Carolina
Proven ability to examine and interpret title documents, legal descriptions, engineering drawings, and survey plats to determine property ownership and existing rights
Skilled in accessing and analyzing online public records to complete accurate chains of title
Experience preparing real estate documents for new construction and infrastructure projects, with a focus on prior rights
Proficiency in Microsoft Office applications and GIS systems for mapping easements and managing title data
Excellent written and verbal communication skills, with strong documentation and organizational abilities
High attention to detail, time management, and the ability to manage multiple priorities effectively
Critical thinking and analytical skills to support decision-making and resolve title issues
Self-motivated with a strong work ethic and the ability to work independently or collaboratively in a team environment
Willingness to take on new responsibilities and adapt to evolving project needs
Ability to maintain regular attendance and work independently during normal business hours of operation
Commitment to compliance with applicable laws, regulations, and company policies
Ability to maintain confidentiality on sensitive projects or high-profile clients
Experience collaborating with internal stakeholders such as Real Estate Representatives, Research Specialists, and Data Management teams
Knowledge of notary and recording regulations, with a commitment to staying current on industry best practices

Preferred

Familiarity with electric distribution and transmission systems, operations, and construction is a plus
