Responsibilities

Completes assigned work orders generated from resident service requests, as well as preventative maintenance tasks throughout the property
Diagnoses the source or cause of defects or problems and performs necessary repairs in accordance with company policies, procedures, safety standards, and code requirements
Assists in supervising and ensuring these essential tasks are completed efficiently before involving the Service Supervisor, as this role functions as the Sr. Service Technician in addition to the regular technician responsibilities
Oversees the 'make-ready' process to prepare vacant apartment homes for leasing and new move-ins
This includes completing pre-move-out inspections, creating punch lists of required maintenance work, coordinating with vendors and contractors, obtaining supplies and materials, completing all assigned maintenance tasks, and inspecting finished work to ensure quality standards are met
Provides leadership and ensures these processes are completed accurately and on time prior to escalation to the Service Supervisor
Follows established procedures for accessing and using materials, supplies, tools, and equipment from the property’s maintenance department
Tracks inventory used, returns unused items to their proper location, and notifies the Maintenance Supervisor of re-ordering needs to maintain adequate stock levels
Supports the team by ensuring these inventory practices are consistently followed and properly documented
Completes all required documentation and service request paperwork accurately and in a timely manner to ensure maintenance activity is properly recorded, tracked, and communicated
Ensures team compliance with documentation standards before submitting to the Service Supervisor for review
Assists in maintaining the grounds, common areas, and amenities by performing general cleaning tasks such as picking up trash and debris, pressure washing, painting curbs and signage, and maintaining pool areas and breezeways to uphold community standards
Helps coordinate and verify completion of these tasks among team members when the Service Supervisor is not present
Supports cost-control initiatives by repairing rather than replacing items when feasible, using materials efficiently, and ensuring proper use and care of tools and equipment to minimize waste and expenses
Leads by example and reinforces these cost-conscious practices across the maintenance team
Complies with Greystar’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately
May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required
Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management

Required

Incumbents must have EPA certifications Type 1 and II or Universal for refrigerant recycling. (Applies to Certified Service Technicians.)
Incumbents must have all certifications as required by State and Local jurisdictions. (Applies to all Service Technicians.)
Incumbents must have valid driver's license to operate a golf cart on property depending on property size
