Responsibilities
Supervise and assign tasks to the maintenance staff
Read and interpret equipment manuals and work orders to perform required maintenance and service
Diagnose problems, replace or repair parts, test and make adjustments
Perform regular preventive maintenance on machines and equipment
Use a variety of hand and power tools, and material handling equipment in performing duties
Detect faulty operations, defective material and report those and any unusual situations to proper supervision
Comply with safety regulations and maintain clean and orderly work areas
Receive and complete work orders from residents
Handle and work along with property vendors on jobs performed at the property
Maintain records of scheduled maintenance procedures
Obtain estimates for supplies and repair parts. Order parts and supplies as needed
Maintain all work and common areas clean and free from debris
Supervise trash pick-up of all common areas and property
Respond to emergency maintenance requests as required
Qualification
Required
Minimum two (2) years as a Maintenance Supervisor with responsibilities of managing direct reports
General experience in building trades, repair and replacement maintenance or handy-work
Must have the ability to be at the work location
Must have the ability to react and address all emergency situations in a timely manner (within 30 minutes)
Effective written and verbal communication skills
Must be able to provide professional written reports and make recommendations to the Property Manager and the Client on the maintenance needs of the property
