Make-Ready Service Technician

The Make-Ready Service Technician is responsible for performing interior unit renovations on vacant units, ensuring a safe and comfortable living environment for residents while adhering to company policies and regulations.

Responsibilities
The Renovation/Punch Technician will conduct all business in accordance with company policies and procedures and all state and federal regulations (such as Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.)
Knowledgeable of all pertinent laws and OSHA regulations
Aware of the condition of the property at all times and take immediate steps to report any unsafe conditions to the Maintenance Supervisor
Inspect and maintain all property tools in excellent condition
Aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs
Perform work area clean-up and safety related duties
Ensure that storage areas and maintenance shop remain locked when not in use
Diagnose and perform minor or routine maintenance, installation or repair in and surrounding vacant units as directed, involving the following on a daily basis: Electrical and plumbing; Appliances (new / old); Stairs, patios, railings; Interior/exterior lights to include ceiling fans; Fireplaces wood burning and gas; Gas fixtures; Shutters, doors, cabinets, windows, sliding glass doors; Water heaters, gas and electric; Door locks, mail boxes and locks; Leaks; Sheetrock repairs; Painting
Report all major repair needs requisitions to Maintenance Supervisor prior to any expenditure of funds
Change locks, rekey locks and make keys
Remove and relocate appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary
Any other requests made by the Maintenance Supervisor, Property Manager, Regional Manager, or other company official as needed
Qualification
Required
High level of proficiency in written, verbal, and arithmetic skills
Ability to plan and multi-task
Proficient in carpentry, electrical, plumbing, etc. information as required by daily operation
Minimum of 2 years' experience
High School Diploma required
Valid Driver's License
Ability to earn future designations as required by Industry standards, EPA regulations, OSHA requirements, etc
Must be able to use various hand tools and test equipment
Must be able to bend, stoop, and kneel for extended periods of time
Must be able to push and pull up to 300 pounds on wheels
Must be able to lift up to 100 pounds
Must be able to climb ladders of up to 40 feet in height
A complete clean and neat uniform and nametag must be worn when working on any Pegasus Property including nights and weekends, if applicable. Personal appearance must be clean and neat at all times, according to Pegasus policy
Communicate with residents and prospects in a manner consistent with Pegasus standards
Address all resident requests and complaints in an open, professional manner
Receive resident complaints in a calm, open, and professional manner
Solve problems quickly, within 24 hours, and notify supervisor for immediate assistance
Coordinate, set up, attend and clean up after resident functions (food, tables, display areas, etc.) as requested by the Community Manager
