Project Manager – Commercial Caulking & Sealants
Katalyst Systems Impact is a respected subcontractor specializing in Caulking, Waterproofing, Joint Sealants, and Firestopping, and they are seeking a Project Manager based in Phoenix, Arizona. This hands-on role involves managing all aspects of commercial projects from estimating through completion, ensuring projects are completed efficiently, safely, and to quality standards.

Responsibilities
Read and interpret architectural drawings, specifications, and scopes of work
Perform accurate material takeoffs and create detailed labor and cost breakdowns
Develop and submit clear, competitive bids for commercial caulking, waterproofing, and firestopping projects
Participate in pre-bid and scope review meetings and communicate clearly with clients and internal teams
Use estimating tools and software (Bluebeam, Procore, Microsoft Excel) to maintain accuracy and efficiency
Run awarded projects from start to finish, managing budgets, schedules, and field coordination
Plan daily work, assign tasks, and oversee field personnel to ensure timelines and quality standards are met
Track project budgets, labor, and materials; proactively address issues as they arise
Maintain positive relationships with general contractors, vendors, and team members
Ensure compliance with safety standards, specifications, and project requirements
Qualification
Required
3–8 years of experience in commercial construction, ideally with direct trade experience in caulking, waterproofing, or firestopping
Proven experience in both estimating and project management
Ability to read and interpret architectural plans and specs
Proficiency in Bluebeam, Procore, and Microsoft Office (Excel, Outlook)
Strong communication and coordination skills with the ability to manage people and priorities
Excellent organizational and time management skills; reliable and punctual
Must reside in the Phoenix area (local candidates only)
Must be able to pass a drug screening and motor vehicle record (MVR) check
Must be located in or willing to commute to Phoenix, AZ (in-person role)
