Building Engineer

The Building Engineer is responsible for organizing and maintaining all building systems while adhering to the Preventive Maintenance schedule and responding to service calls in a timely manner.

Responsibilities
Organize and maintain all building systems
Adhere to the Preventive Maintenance Schedule
Respond to all building system service calls
Provide training and guidance to the Assistant Building Engineer
General administrative work such as preparing letters, memorandums, and general correspondence, returning phone calls, coordinating meetings, taking meeting minutes, scheduling training, etc
Records and maintains complex, confidential, or involved files, records, schedules, and spreadsheets related to Facilities projects, programs, and renovations
Performs a variety of statistical and accounting duties and compiles data for preparation of monthly financial reports and/or periodic reports
Acts as a liaison between suppliers, vendors, and contacts
Assists with the preparation of RFPs (requests for pricing), scopes of work and construction or service contracts/agreements as directed
Assists with procurement of goods & services including making PO’s. Research products and obtain competitive bids/cost estimates
Qualification
Required
Ability to read and understand blueprints and schematics
Must be knowledgeable of pertinent laws and applicable regulations including, but not limited to EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon
Perform basic and advanced HVAC repairs to heating and cooling systems. Repairs and maintenance include items such as completing preventive maintenance checks and services, troubleshooting systems to identify problems, repair / replace faulty internal parts, pull vacuums and charge units, repair / replace entire HVAC systems. Such systems include water source heat pumps, cooling towers, fluid coolers, heat exchangers, splits systems, chillers, and fan coils
Proficient knowledge of BMS/EMS systems
Operate, maintain, and repair boilers, heaters, pumps, valves, appurtenances, and distribution lines for steam and heated or processed water
Operate, maintain, and repair various systems and equipment, including pumps (for brines, refrigerants, water, and fuel oil), air compressors, gas distribution lines, water systems (filters, softeners, piping), electrical motors and engines, fuel oil systems, and sanitary sewer systems. This work includes all associated valves, appurtenances, lines, controls, and devices
Maintain and repair various equipment including trash compactors (electrical and hydraulic systems), kitchen equipment, and electrical power distribution systems (including lighting, mechanical, plumbing, and controls)
Ensure proper system operation during seasonal changes and recalibrate controls to optimize energy efficiency
Maintain life safety and security systems
Run and maintain emergency generators and fire pumps
Ensure the accurate maintenance and timely updates of plant operation logs, chiller operation logs, and generator performance logs
Perform additional duties and responsibilities as requested by Building Management

Experience with computer systems, including: typing, email, MS Office, Property Management software (RealPage or Yardi) and the ability to learn web-based platforms
High School Diploma or GED
Valid Driver's License and acceptable driving record
All specific certifications required by law
Must successfully complete all required courses, classes, and training provided by MMS
EPA 608 Certification
BOC II & II Certification
Must be able to work as part of a team, as well as complete assignments independently
Must be able to work in a fast-paced and customer service-oriented environment
Must possess excellent time management skills and be able to prioritize and manage daily workload to ensure successful completion of duties under pressure and meet deadlines in a timely manner
Must be able to read and write legibly to complete required maintenance reports and requests, review manuals and operating instructions, read cautionary labels, and respond to written instruction from staff and residents
Take instructions from supervisors
Exercise problem-solving skills
Interact with co-workers, supervisors, vendors, residents, guests, and the public in a professional and pleasant manner
Must be able to pass background investigation and drug test screening
Proficient in all Microsoft Office Programs and the on-site property management software as applicable to job responsibilities
The building operates 7 days a week, 24 hours a day. Must be flexible and able to work evenings, weekends and holidays if required for emergency situations. Must be able to work a rotating on-call schedule with the Assistant Building Engineer for any after-hours building system emergency situations
Frequently indoors & outdoors in all conditions
Occasional need to operate a company provided vehicle and/or personal vehicle to perform routine job responsibilities
Working in a maintenance environment may result in occasional exposure to dust, fumes, solvents, adhesives, variable lighting conditions and noise
