Lead Building Engineer
Range Commercial Partners, Inc. is hiring a Lead Building Engineer in Chelsea, MA. The role involves overseeing property management initiatives, ensuring compliance with safety and environmental regulations, and developing relationships with Property Managers to enhance customer service.

Responsibilities
Works as a part of the property management leadership team to develop and deliver departmental goals, objectives, and systems
Maintains regular contact and builds solid working relationships with Property Managers to ensure the highest level of customer service
Assists manager in implementing corporate and/or regional initiatives. Provides management and leadership for continuous improvement efforts; develops best practice initiatives for sharing locally and nationally
Keeps current on state of energy technology related to building systems and regulations (and deregulation) related to utilities. Provides recommendations to management and includes short payback projects in the capital plan. Ensures the property is getting the lowest unit cost utility. Develops programs for demand control
Develops and maintains life safety, environmental and emergency procedures, and programs per local codes; ensures property is in compliance with local, federal, and state building, safety and environmental policies, including OSHA policies and regulations and asbestos operations and maintenance programs. Ensures annual safety or environmental training or certification is obtained for employees or vendors, as applicable
Supports leasing effort by helping with leasing plans, involved in property tours with prospective tenants, review of tenant space drawings
Ensures projects are well defined and understood, develops effective project plans which result in projects that meet cost, schedule, quality, functionality objectives (short and long term) and compliance with business controls
Determines and recommends capital projects along with acquiring bids for such projects. Evaluates service and pricing of all vendors, re-bidding and evaluating as necessary. Develops product specifications and supplier sources for materials required to perform jobs
Interface with clients
Reviews and approves annual inventory of tools and equipment and provides same to Property Manager noting and explaining any changes and identifying additional requirements with supporting justification
Coordinates and supervises contractor’s and subcontractor's activities and reviews maintenance contracts
Must be available to respond to after-hour emergencies and planned maintenance
Communicates all issues/concerns relating to assigned properties with Property Managers
Ensures compliance with Energy Star, Sustainability Program, Preferred Provider Program, Quality Assurance Program, Disaster Program, and Customer Service/Tenant Retention Program
Adheres to the policies set forth in the Policy and Procedure manual
Handles any special projects, reports and assignments as requested and other duties as assigned by Executive Managing Director, Managing Director, Senior Director of Operations, or Director of Operations
Work alongside with the Building Engineers in the field - this is a hands-on role!
Qualification
Required
High School Education and four or more years of experience supervising employees
Advanced knowledge of plumbing, electrical, mechanical, roofing, drywall, carpentry and HVAC troubleshooting
Excellent written and verbal communication skills
Strong organizational and analytical skills
Ability to provide efficient, timely, reliable and courteous service to customers
Ability to effectively present information
Requires knowledge of financial terms and principles and to understand operating budgets
Ability to calculate intermediate figures such as percentages, discounts, and/or commissions
Conducts basic financial analysis
Ability to comprehend, analyze, and interpret documents
Ability to solve problems involving several options in situations
Requires intermediate analytical and quantitative skills
Uses computer and phone for work order system, email, and training
Basic skills with Microsoft Office Outlook
Decisions made with thorough knowledge of procedures and company policies to achieve set results and deadlines
Responsible for setting own project deadlines
Errors in judgment may cause short-term impact to co-workers and supervisor
Strong written and verbal communication skills

Ability to respond effectively to sensitive issues
Intermediate to advanced skills with Microsoft Office Suite
Valid Driver's license
