Facilities Contract Manager

Responsibilities
Drafts, reviews, and executes construction contracts and agreements for various delivery methods (e.g., Design-Bid-Build, Design-Build Projects, Construction Manager at Risk with Guaranteed Maximum Price, Collaborative Design-Build Projects, Maintenance Contracting), ensuring alignment with project goals and Getty policies
Ensures contracts include language ensuring compliance with California Public Contract Codes, labor codes, and institutional guidelines, providing guidance to project teams on legal and regulatory requirements
Manages contract lifecycle from pre-award to close-out, including bid preparation, negotiation, change orders, and dispute resolution, while maintaining accurate documentation
Performs cost/price analysis, reviews contractor proposals, and leverages construction accounting expertise to mitigate financial risks and control project costs
Works closely with project managers, legal counsel, contractors, and Facilities team members to resolve issues, negotiate terms, and ensure project success
Identifies and mitigates contractual risks, in partnership with Getty’s Office of Insurance and Risk Management, oversees insurance and bonding requirements, and manages claims to protect Getty’s interests
Develops and documents procedures to streamline contract administration and enhance efficiency within the Facilities team, while aligning with Getty’s overall policies regarding contracts, procurement, financial management, etc
Qualification
Required
Bachelor's degree in construction management, Engineering, Business Administration, or a related field
Minimum 5 years of experience in construction management or contract administration, with at least 2 years focused on construction contracts
Experience in job costing and percentage of completion knowledge
Strong knowledge of construction disciplines, terminology, and contract delivery methods, including Design-Bid-Build, Design-Build Projects, Construction Manager at Risk with Guaranteed Maximum Price, Collaborative Design-Build Projects, Maintenance Contracting
Proficiency in cost/price analysis and financial oversight of construction projects
Knowledge of related regulatory contract and codes necessary for compliance in construction
Excellent written and verbal communication skills for drafting contracts, negotiating terms and providing regular reports/updates as requested
Advanced proficiency in Microsoft Office (Excel, Word, SharePoint) and Adobe Acrobat
Proven ability to collaborate with diverse stakeholders and maintain relationships with a wide variety of audiences
Preferred
Legal or real estate background
Certified Professional Contracts Manager (CPCM)
Knowledge of real estate transactions or property management
Experience in a museum, cultural institution, or large public entity
Familiarity with electronic procurement tools and contract management software
Knowledge of sustainability and supplier diversity initiatives in construction
Juris Doctor (JD) or coursework in real estate law
