Responsibilities
Accurately assess and mitigate risk through administering contract documents
Provides timely identification of problems and proposal of creative solutions; proactively addresses issues to meet and protect the budget and schedule; responsible for the preparation of detailed, monthly construction schedule, budget, and cost projections, bi-weekly meeting agendas and minutes, submittal log development, management, distribution, and review; conducts regular internal, OAC, and consultant/subcontractor coordination meetings
Monitors, manages, and takes appropriate action related to potential changes in project scope, cost, and schedule impacts
Comfortably and professionally maintain constructive relationships throughout the project team; Foster an enthusiastic, creative, can-do attitude and share the responsibility for MatPel and project goals
Responsible for working with company operations management team as proactive ambassador; and providing input that forwards company goals and objectives. This would be evidenced by achieving department goals and active participation in meetings that show forward thinking
Maintains open communication with client, architect, consultants, and field staff with updates, coordination and counsel as needed; communication should be consistent and reliable, meeting the needs of the entire team to maintain positive relationships
Inform management team if there are any potential breakdowns or ‘issues’ on the job that could compromise the ability for MPB to deliver 100% client satisfaction
Ensure that project scope is completed on time and under budget; Key decisions and corresponding contract changes are clearly communicated and documented over the project lifetime
Responsible for project kick-off, contract buy-out, regular project cost updates, billing, labor tracking, estimated hours cost to complete reports, processing change orders for owners, subcontractors, and suppliers, and overall project quality control
Produce, develop, and continually manage the construction schedule to confirm scope is accurately represented and coordinated with the budget and contract documents; coordinate construction sequence, durations, and task linkages; build and manage a corresponding submittal schedule linking back from each anticipated construction task with correct lead times and review times; establish initial schedule baseline (and maintain additional baselines as work progresses); prepare monthly review and update to team to mitigate anticipated delays and abbreviate the schedule where possible. Project schedules and 4-week look ahead schedules should be identified and reviewed at every OAC meeting
Responsible for coordinating sub-contractor scopes of work, including invoicing, submittals and RFI’s
Risk management and ability to re-sequence work if critical path is impacted
Ability to read and interpret plans, specifications and drawings and generate cost estimates for added or changed scope of work
Ability to work collaboratively with the build team to resolve unanswered questions and continually move forward work progress
Maintain current contract documents through our software programs, create links and cross annotations as needed for Owner and Subcontractor change orders, addendums, RFI's, submittals and project information to maintain and communicate project status to project team
Collect, evaluate, and transmit submittals, architect and consultant issued drawings, specifications, ensuring performance and prescriptive requirements, maintain weekly construction progress images
Compile hardcopy and digital closeout materials to include as-built drawings, back stock inventory, owners’ manual with shutoff, warranty, and operating instructions; provide to Client/Design Team as appropriate; participate in project After Action Review (AAR) meeting with Superintendent and Estimating to review successes and challenges on the project and provide quantitative feedback related to performance as compared to the original budget, subcontractor selection, contract term challenges, etc
Delegate administrative tasks to APMs as appropriate and monitor the progress and accuracy of their work; provide mentoring and coaching of APM’s to improve their abilities to better serve the PM role
Qualification
Required
A minimum of ten years' experience of high-end construction project management
Experience managing high end residential projects from $5M to $40M
Understand and decipher legal contract language, code, and technical construction technologies
Proficiency with MS Office and MS Project or other similar scheduling software, including Smartsheet
Ability to read blueprints and understand technical documents
Highly organized, energetic, focused, and detail oriented
Self-directed with a high level of initiative and a 'can do' attitude, dedicated to the success of the team
Demonstrated ability to consistently meet deadlines
Fast learner, with the ability to learn new software with ease
Highly resourceful problem solver
Ability to work both independently and cooperatively in a fast-paced environment
Impeccable and concise communication and presentation skills
Experience managing multiple projects simultaneously

Ability to work in both office and active construction site settings
Must be able to sit at a desk for extended periods, with intermittent standing, walking, bending, and climbing
Ability to lift and carry up to 50 pounds
Comfortable working in varied environmental conditions including heat, cold, and exposure to dust or airborne particles
Must be able to safely navigate ladders, stairs, and uneven job site terrain
Preferred
A college degree preferred but not required if industry-specific professional experience makes up for it
Architectural and/or Engineering degree an absolute PLUS
Experience with Spectrum and Procore a definite PLUS
