Responsibilities
Responding promptly to work orders and maintenance emergencies
Troubleshooting and repairing: Plumbing systems (leaks, clogs, fixture replacement)
Electrical systems (outlets, switches, fixtures)
HVAC systems and appliances (minor repair, replacement, PMs)
Carpentry, drywall, and paint (patching, touch-ups, minor builds)
Performing unit make-readies and renovations
Conducting regular inspections and preventive maintenance
Maintaining cleanliness and safety of common areas
Managing tools, materials, and work records (ADP, Corrigo)
Participating in on-call/emergency rotation (if applicable)
Qualification
Required
2+ years of hands-on maintenance experience, preferably in residential property management
Must be able to speak, write, and understand conversational English
Possession of your own tools and reliable personal vehicle
Valid CA Driver's License, reliable personal vehicle and auto insurance
Ability to pass background check and drug screen (a conviction does not automatically disqualify you)
Strong general maintenance knowledge across trades
Ability to work independently with minimal supervision
Comfort with phone-based apps like Outlook and Corrigo (or willingness to learn)
Strong communication and customer service skills
Attention to detail and accountability for results
Knowledge of building codes, safety protocols, and personal safety procedures
Ability to read work orders, follow instructions, and troubleshoot effectively
Lift and move up to 50 lbs independently (team lifts for heavier items)
Frequent bending, squatting, climbing, kneeling, pushing/pulling
Regular use of hands, eyes, and vision (close and distance)
Comfortable working indoors and outdoors in all weather conditions
Preferred
HVAC Certification
Experience with Corrigo or other work order platforms
Familiarity with basic project planning or renovation workflows
