Responsibilities

Title Research & Examination
Conduct 50-year (or more) title searches for surface, mineral, and split-estate properties
Review deeds, leases, easements, rights of way, assignments, plats, maps, and all recorded instruments impacting property interests
Analyze chain of title, identify defects, and verify continuity in ownership
Determine the status, validity, and priority of energy-related easements
Confirm legal descriptions, acreage, boundary lines, and parcel splits over multiple decades
Identify gaps in chains of title
Locate missing instruments, releases, or probate files affecting ownership
Prepare accurate title reports, abstracts, run sheets, and ownership summaries
Energy Easement Analysis
Evaluate existing easements
Identify expired, abandoned, conflicting, or overlapping easements
Research and document the original granting documents, amendments, assignments, and releases
Assess surface use restrictions, ingress/egress rights, and encumbrance impacts on development or construction
Work with project managers to identify potential risks or conflicts before acquisition or construction
Documentation, Reporting & Compliance
Maintain detailed research notes, document logs, and title production records
Ensure all reports meet company standards, client requirements, and regulatory guidelines
Provide clear, precise summaries of complex title situations
Meet deadlines on high-volume or multi-tract projects

Required

Minimum 5-10 years of experience in title examination, abstracting, or land research
Strong understanding of 50-year title chains, surface/mineral ownership, and property law fundamentals
Ability to interpret property descriptions, plat maps, and tract splits
Exceptional attention to detail, analytical ability, and organizational skills
Strong written communication with the ability to provide clear and concise title findings
Proficiency with title software, abstracting tools, and document retrieval systems
Ability to manage multiple tracts or projects independently and efficiently
Ability to pass a pre-employment drug screening to ensure a safe and productive work environment
If applicable to the position, a post offer fit for duty evaluation to ensure the individual can safely perform the essential functions of the role
Valid driver's license
A satisfactory motor vehicle report (MVR)

Preferred

Experience working with energy project titles is preferred but not necessary
Familiarity with courthouse research, digital archives, and GIS mapping is a plus
