Building Systems Technician

Responsibilities
Periodically review, clean, and perform preventative maintenance of all mechanical equipment and spaces to identify and repair any potential problems
Maintain and repair general HVAC, plumbing, electrical, lighting, and structural equipment and components to manufacturers’ recommendation
Assist trade-based or licensed technicians to complete tasks
Maintain a clean workspace to promote maximum efficiency and to keep yourself and staff/students safe
Assist with campus projects, irregular maintenance activities, and emergencies
Complete work orders and utilize an electronic timekeeping system daily
Replace bearings and seals on centrifugal pumps
Change bearings on fan systems, motors, and pump shafts under supervision
Learn and become proficient with equipment management controls (EMCS) to start, stop, seek status, or change conditions of HVAC systems
Communicate and coordinate with outside vendors and manufacturers for the repair and replacement of building components
Use the EMCS to trend data and reset building preventative maintenance meters
Generate activity and outage notifications
Train, mentor, and verify work of other staff, students, temp, and/or on-call personnel in preventative maintenance, repair, and care of building systems
Contribute to fostering a positive work environment
Motivate and encourage staff to improve
Research and participate in professional development opportunities
Support leadership and contribute to the development and implementation of departmental vision and goals
Be assigned to a rotating on-call schedule
Occasionally require after-hours work
Qualification
Required
High school or equivalent experience
Able to lift 60 lbs
Able to work from a ladder and/or aerial equipment
Available by cell phone to assist with campus emergencies and available for regular rotations on the weekend and after-hours on-call schedule
Must have a valid driver's license and meet University driver eligibility requirement
Ability to comprehend and follow written and verbal instructions

Familiar with and able to operate tools and machinery
Minimum of 2 years of prior successful work experience in general maintenance and/or building maintenance and systems or demonstrated equivalent comprehension (for Building Systems Technician II)
Good analytical thinking and reasoning skills, strong communication skills, and high attention to detail (for Building Systems Technician II)
Understanding of building and construction principles and knowledge, experience, and ability to operate a variety of tools and machinery (for Building Systems Technician II)
Basic computer skills (for Building Systems Technician II)
Knowledgeable of and skilled in the processes, procedures, and codes required of the trade (for Building Systems Technician II)
Minimum of 4 years of prior successful work experience in general maintenance and/or building maintenance and systems or demonstrated equivalent comprehension (for Building Systems Technician III)
Proficient in general maintenance and repair of electrical, HVAC, structural, and/or plumbing (for Building Systems Technician III)
Strong analytical thinking and reasoning skills (for Building Systems Technician III)
Excellent communication skills (for Building Systems Technician III)
Strong documentation skills (for Building Systems Technician III)
Strong understanding of building and construction principles and the ability to manage multiple projects simultaneously (for Building Systems Technician III)
Preferred
Associate's degree in building trades, participation in an apprenticeship program, and/or equivalent experience
Trade-specific licenses or certifications including, but not limited to, plumber, electrician, HVAC, and refrigeration
Familiar with a CMMS and/or a EMCS
Proficient in Microsoft Office products
Knowledge of or experience with building, electrical, and fire codes
Prior experience in building trades such as residential or commercial construction and/or renovation, interior and/or exterior painting and staining, rough and/or finish carpentry, installation of floor coverings and/or wall coverings, plumbing, electrical, concrete and/or masonry work, HVAC and/or other systems requiring filter service, and/or prior experience interpreting and complying with building codes
Prior experience with building code review and compliance, and experience or proficiency using an EMCS and/or CMMS
Completion of all UNL and BSM required training courses and knowledgeable of operational building, electrical, and fire codes
Experience and be proficient using an EMCS for building preventative maintenance and using a CMMS
