Responsibilities

Conduct residential inspections in building, electrical, mechanical, and plumbing trades as assigned
Verify compliance with the Florida Building Code, National Electrical Code (NEC), Florida Mechanical and Plumbing Codes, Florida Residential Code, and applicable local amendments
Communicate inspection results and code requirements clearly and professionally to contractors, homeowners, and municipal staff
Utilize electronic inspection systems to document results, issue corrections, and maintain accurate records
Inspect a variety of residential projects including new construction, remodels, additions, accessory structures, pools, and roofing
Provide guidance regarding code interpretation, permitting requirements, and best practices
Maintain up-to-date knowledge of code changes and continuing education requirements
Perform other duties as assigned to support building department operations

Required

Conduct residential inspections in building, electrical, mechanical, and plumbing trades as assigned
Verify compliance with the Florida Building Code, National Electrical Code (NEC), Florida Mechanical and Plumbing Codes, Florida Residential Code, and applicable local amendments
Communicate inspection results and code requirements clearly and professionally to contractors, homeowners, and municipal staff
Utilize electronic inspection systems to document results, issue corrections, and maintain accurate records
Inspect a variety of residential projects including new construction, remodels, additions, accessory structures, pools, and roofing
Provide guidance regarding code interpretation, permitting requirements, and best practices
Maintain up-to-date knowledge of code changes and continuing education requirements
Perform other duties as assigned to support building department operations
Strong understanding of residential construction methods, materials, and building systems
Ability to read and interpret construction plans, product approvals, and engineered documents
Excellent communication, customer service, and conflict-resolution skills
Ability to work independently, manage daily inspection routes, and maintain efficiency
Comfortable using mobile technology and electronic inspection platforms
DBPR State of FL Standard Inspector Licensing - Residential and Building required
Valid driver's license with good driving record
Frequent walking, standing, climbing, bending, stooping, crawling, or kneeling to conduct inspections
Ability to climb ladders, scaffolding, or unfinished stairways to access roofs, attics, crawl spaces, and other elevated or confined areas
Occasional lifting, carrying, or moving objects up to 25–50 pounds (e.g., inspection tools, plans, or small equipment)
Visual acuity sufficient to read construction plans, technical documents, and observe construction details
Ability to detect safety hazards and defects through visual and auditory inspection
Hearing sufficient to communicate with contractors, workers, and the public in noisy environments
Use of hands and fingers to handle tools, operate inspection equipment, and use computers/tablets for reporting
Work performed in both office and field settings
Exposure to outdoor weather conditions (heat, cold, rain, snow) and construction site environments (noise, dust, uneven terrain)
Frequent driving between inspection sites and company locations within a region
