Responsibilities

Oversee the daily operation and maintenance of mechanical, electrical, and plumbing systems, ensuring that all building systems are functioning efficiently and safely
When applicable, supervise maintenance staff, assigning tasks and monitoring the completion of maintenance activities and projects
Perform routine maintenance tasks such as changing filters, lubricating motors, replacing lamps, ballasts, and fixtures, inspecting and adjusting belts, replacing motor bearings, aligning shafts, and other preventive maintenance activities as recommended by equipment manufacturers
Continuously recommend enhancements to the preventive maintenance program to ensure optimal building system performance
Establish and maintain effective, building-specific maintenance procedures to support long-term operational efficiency
Liaise with external contractors and technicians to ensure that maintenance activities are conducted smoothly and according to best practices
Maintain accurate stock and inventory control, ensuring necessary materials are available for regular maintenance tasks
Act swiftly and effectively in emergency situations, including fire, evacuation, equipment failures, and other urgent matters, while ensuring minimal disruption to operations
Ensure all building operations adhere to applicable codes, regulations, and company directives. Practice safe work habits and maintain compliance with safety standards
Compile and submit monthly reports to management, keeping them informed of building operations, maintenance issues, and system performance
Complete all required safety training and comply with all company safety standards
Adhere to company uniform and dress code policies, maintaining a neat and professional appearance while on property

Required

High school diploma or equivalent required
Minimum of 5 years of relevant experience operating, maintaining, and repairing mechanical, electrical, and plumbing systems in a commercial property setting preferred
Basic computer proficiency, including Microsoft Outlook, Excel, and Word
Ability to operate, troubleshoot, and repair complex building systems
Excellent verbal and written communication skills to effectively collaborate with team members, management, and external contractors
Ability to prioritize tasks and manage multiple responsibilities in a fast-paced environment
In-depth knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems
Strong analytical skills to troubleshoot issues and make informed decisions under pressure
Ability to lift up to 50 pounds and perform physical tasks, including stooping, climbing, bending, and crouching
Ability to work in varying conditions, including different floors and departments, and handle equipment such as pumps, tools, and ladders
Clear verbal communication skills and the ability to read and understand written documents, schematics, and technical information

Preferred

Graduation from an apprentice program or trade school preferred
EPA Section 608 'Universal' certification for handling CFC and HFC refrigerants preferred
Valid driver's license with a clean driving record
