Responsibilities

Lead the facilities maintenance team and owns the full scope maintenance program
Hire, train and develop engineers, apprentices and other staff
Conduct performance reviews, coaching and disciplinary actions
Provide safety and technical orientation
Mentor Maintenance Supervisors and support career growth across the team
Designs, implements and continuously improves a preventive & predictive maintenance (PPM) program
Conduct regular inspections of HVAC, electrical, mechanical, plumbing, fire life safety, production equipment and forklifts
Troubleshoot issues promptly
Stay current on emerging HVAC and control system technologies
Lead rehabilitation projects—such as HVAC replacements, roof installations and plumbing upgrades
Preparing feasibility studies, budgets, schedules and contract documents
Managing the bidding process
Monitoring construction compliance
Executing final inspections, punch list tracking and corrective action follow up
Managing operational accounts
Variance reporting
Assisting with operating and capital budget development
Supporting the Facility Manager on cost control and feasibility analyses
Coordinate the annual Lockheed Martin Safety Program to achieve 100 % site compliance
Administer inventory control
Procure parts
Ensure adherence to codes, regulations and company directives
Responding to emergencies and customer concerns
Maintaining an Operations Document Library
Developing specifications and overseeing maintenance/repair service contracts
Coordinating work with external contractors, tenant finish personnel and engineers
Providing regular status reports to site leadership, clients, facilities management and vendors
Direct charge of all maintenance operations
Guaranteeing safe, economical plant operation and accountability for all personnel under your direction

Required

In depth understanding of HVAC, electrical, mechanical, plumbing, fire/life safety, and control systems
Strong verbal and written communication; ability to lead, coach, and develop a team
Excellent organizational skills, inquisitive mindset, and capability to analyze moderately complex problems and apply sound judgment
Advanced knowledge of Microsoft Office (Word, Excel, Outlook, PowerPoint)
Experience with Computerized Maintenance Management Systems (CMMS) such as SAP, Maximo, or similar platforms
Demonstrated ability to implement and enforce safety programs, conduct risk assessments, and ensure regulatory compliance
