Market Intelligence Analyst

Chesapeake Homes is seeking a highly analytical and proactive Market Intelligence Analyst to deepen their understanding of competitive activity across the Mid-Atlantic region. This role will be the organization’s go-to expert on market conditions, homebuilder competition, community positioning, pricing, product trends, and consumer shifts.

Responsibilities

Run a competitive intelligence program, including secret-shop cadence
Benchmark product specs, elevations, square footage mix, and lot premiums
Evaluate option packages and structural upgrade trends across competitors
Provide recommendations on product design or strategy
Track weekly:
Pricing changes
Incentive shifts
Rate-buydown trends
Inventory clearance tactics
Partner with Sales leadership
Conduct competitive feasibility studies for land acquisition
Provide go/no-go insights on new submarkets
Build launch playbooks including:
Pricing
Positioning
Absorption expectations
Marketing differentiation
Monitor leading indicators like:
Permits
Starts
Cancellations
Economic migration data
Deliver quarterly market outlooks with risk + opportunity calls
Analyze competitor:
Digital ads
Social campaigns
Website CTAs
Lead-gen tactics
Report on SEO/SEM positioning gaps and shifting buyer behaviors
Build executive dashboards
Maintain a central intelligence repository—living, searchable database
Present findings in:
Monthly division strategy meetings
Quarterly leadership business reviews
Sales → traffic insights, conversion patterns
Land → future submarket opportunities
Purchasing → spec/feature cost vs. competitive demand
Product → plan alignment with buyer + market trends

Required

2–5 years of experience in homebuilding, real estate development, new home sales analytics, market research, economic/industry analysis or similar
Ability to synthesize large amounts of information into concise, actionable insights
Excellent communication skills, both written and verbal
Comfortable with periodic travel across SC–VA region
Ability to sit and stand for extended periods
Manual dexterity to operate a computer and other office equipment
Ability to lift and carry up to 15 pounds
Vision and hearing acuity to perform job duties effectively
Maintain a valid Driver's License

Preferred

Bachelor's degree in Marketing, Economics, Business, Real Estate, or related field preferred
Strong data interpretation and visualization skills (Excel, PowerBI/Tableau preferred)
Experience with industry tools a plus (Zonda, Metrostudy, MLS, CoStar, ESRI, etc.)
