Responsibilities

Efficient and timely reporting, maintenance and submission of all administrative forms, files and reports
Post rent in property operations software
Perform bookkeeping functions as necessary
Assisting the Community Manager in subsequent orientation, training and scheduling of all leasing and office personnel
Inspect model, office, and vacant units as necessary to ensure marketability
Ensure on-site office is organized and files are maintained as required
Inspect all make-readies
Need to have an awareness of the 'curb appeal' of the community
Shop competition regularly and have knowledge of their pricing, policies, lease terms, community terms, etc
Lease to qualified prospects by showing available apartments
Assist with the lease renewal program with initial contact and follow-up on residents
Responsible for the inventory and ordering of all necessary administrative supplies and equipment for the office staff
Responsible for ensuring a professional appearance and behavior for oneself and all personnel at all times
Thorough knowledge of leasing techniques and sales methods as outlined in the Leasing & Marketing Manual
Fully informed of current rental rates, sizes, locations and all amenities of community
Knowledge of Fair Housing Standards
Thorough knowledge of company policies and procedures
Responsible for ensuring efficient and courteous response to all resident requests
Assisting the Community Manager in designing and implementing a resident retention program, i.e., a newsletter or social activities
Responsible for reporting any unusual or extraordinary circumstances regarding the residents or the community
Operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times
Responsible for seeking educational opportunities and self-improvement for personal growth and development

Required

High school diploma or general education degree (GED); or one year related experience and/or training; or equivalent combination of education and experience
TAX CREDIT EXPERIENCE REQUIRED
Ability to read and comprehend simple instructions, short correspondence and memos
Ability to write simple correspondence
Ability to effectively present information in one-on-one and small group situations to customers, residents/clients and other team members of Franklin Group/FJ Community Payroll
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages
Fair Housing must be completed within 1 day of hire
Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within 7 days of hire
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions
Ability to deal with problems involving a few concrete variables in standardized situations
Fair Housing Certification is required within 1 day of hire
