Maintenance Technician-Facilities & Lab Systems

Responsibilities
Perform PM and corrective maintenance on HVAC equipment including air handlers, CRAC units, VAVs, exhaust fans, and chilled/hot water systems
Support electrical distribution troubleshooting at the facility level, including lighting, panels, breakers, receptacles, and UPS-supported loads
Maintain plumbing and mechanical systems including pumps, water heaters, backflow devices, and hydronic equipment
Monitor and adjust BAS points, trends, alarms, and equipment operation to ensure optimized performance
Maintain and service lab utilities such as DI/RO water loops, compressed air, vacuum pumps, and process gas delivery systems
Support environmental chambers, ovens, incubation units, specialized testing equipment, and localized exhaust (LEVs/fume hoods)
Assist with the installation, relocation, and commissioning of lab benches, test setups, and equipment requiring utility tie-ins
Conduct daily lab checks, system walk-throughs, and maintain readiness across all R&D environments
Work closely with the Apple Maintenance Manager to prioritize tasks, review system issues, and coordinate vendor work
Ensure vendor compliance with Apple’s safety, cleanliness, and confidentiality standards
Maintain accurate work orders, service logs, equipment history, and compliance documentation in CMMS
Support facility improvement projects, energy efficiency upgrades, and lab reconfigurations
Participate in on-call rotations and respond to after-hours issues involving critical infrastructure
Qualification
Required
3+ years of experience in facilities maintenance supporting HVAC, mechanical, electrical, and plumbing systems
Technical trade certificate education program, apprenticeship, military training, or equivalent work experience
Working knowledge of building automation systems (BAS) and equipment monitoring platforms
Ability to troubleshoot mechanical/electrical issues at both the equipment level and the building systems level
Ability to lift 50 lbs., work from ladders, and enter mechanical spaces safely
Must be comfortable working around energized equipment, utilities, and chemicals (with proper PPE)
Preferred
Effective at collaborating with engineering, research, and operations teams in fast-paced R&D settings
Hands-on experience with lab-specific utilities such as DI/RO water, compressed air, vacuum systems, specialty gases, lab exhaust, and environmental chambers
Strong documentation habits and experience using CMMS systems for preventive and corrective maintenance
Familiarity with lab safety, chemical handling, LOTO procedures, PPE protocols, and EH&S standards
HVAC, electrical, plumbing, or mechanical certifications are highly preferred
