This individual will be a key member of the maintenance staff responsible for performing maintenance duties, responding to work orders, and ensuring the operational efficiency of an urban-based residential building.

Responsibilities
Monitors building system operations and performance
Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling
Schedule and oversee the work performed by outside contractors
Assists in performing repairs, emergency, and preventive maintenance
Completes maintenance and repair records as required
Reviews assigned work orders
Estimates time and materials needed to complete repair
Orders necessary materials and supplies to complete all tasks
Able to troubleshoot appliances, make repairs and replace when necessary
Maintains the building lighting and HVAC systems and ensures Fire Protection systems are operating properly
Performs welding, carpentry, furniture assembly and locksmith tasks as needed
Responds quickly to emergency situations, summoning additional assistance as needed
Participates in off hours on call rotation, performs other duties as assigned
Qualification
Required
High School Diploma or equivalent
Excellent verbal and written communication and customer service skills
Computer literate in Microsoft Office and Outlook; experience with electronic work order and preventative maintenance systems
The candidate must have a valid Massachusetts driver's license
Preferred
Work experience in building maintenance and operations, including HVAC, electrical, plumbing, pneumatic controls system, EMS and other building mechanical systems
