Mid LevelAmerican Avenue Property Management LLC is a boutique real estate fund specializing in affordable, single-family rentals across the U.S. They are seeking a Residential Maintenance Technician (HVAC) to ensure tenant satisfaction by performing general maintenance and repairs, including HVAC, plumbing, and electrical work, while also conducting property inspections and managing property turnovers.

Responsibilities
Perform general maintenance and repairs, including Carpentry, HVAC, Plumbing, and Electrical work
Travel from home to home within your metro daily
Conduct property inspections, secure homes, and complete vacancy/wellness checks
Handle minor pre-renovation repairs, utility inspections, and basic troubleshooting
Manage move-in/out meetings and property turnovers
Maintain and document property conditions using handheld technology (e.g., iPad, iPhone)
Qualification
Required
Proficient in carpentry, plumbing, HVAC, electrical work, and property turns
Strong communication skills for positive resident and team interactions
Must own tools and have a truck or van
Valid driver's license required; reside within reasonable proximity
EPA Universal Certification Required
Excellent troubleshooting and analytical abilities
Comfortable using handheld devices for work orders and updates (IOS)
Familiar with building codes, EPA, and OSHA regulations
Maintains a reliable, professional appearance
Available for emergency requests
Preferred
Strong preference for candidates with advanced HVAC and Plumbing
