PureGym US is a leading gym operator expanding into the United States, committed to providing high-quality, affordable gyms. They are seeking a VP of Property Acquisition to lead the U.S. new-site growth strategy, manage negotiations, and oversee the investment cases for new locations.

Responsibilities

Define and continuously refine the U.S. real estate strategy
Identify target clusters, trade areas, white-space, competitor proximity, and strategic adjacencies
Own the relationship with analytics partners to ensure data-led decision-making
Build, manage, and prioritise a high-quality acquisition pipeline
Lead landlord negotiations directly — PureGym expects hands-on, in-market leadership, not passive broker management
Drive pace: daily broker engagement, rapid screening, and scalable decision-making
Secure terms aligned to PureGym’s financial model, rent thresholds, and unit economics
Lead feasibility assessments and ROI modelling for each opportunity in partnership with Finance
Oversee development of all Capex Committee papers and investment decks
Partner with Property Delivery, Legal, Finance, and Operations to take each site from signed lease to opening
Input into pre-opening workstreams: permits, landlord works, utilities, zoning, architectural approvals, capex schedules
Ensure timelines hold and each opening is executed cleanly and consistently
Build and lead an in-market acquisition team (acquisition leads + administrative support)
Set clear standards around pace, commercial judgement, reporting, and decision quality
Coach, challenge, and elevate the performance of the function

Required

Proven experience of multi-site real estate acquisition in fitness, grocery, pharmacy, discount retail, or similar categories
Demonstrable experience opening 50+ small-box sites, ideally across multiple U.S. states
Deep familiarity with New York City and New Jersey retail real estate and East Coast leasing norms
Proven track record negotiating leases, concessions, TI packages, rent-free periods, and break options
Strong financial literacy: able to interpret feasibility models, challenge assumptions, and optimise for IRR/ROCE
Existing relationships with major U.S. institutional landlords (REITs) or ability to build them quickly
Comfortable leveraging data tools to drive market selection
Strong operator: able to run high-throughput pipelines, manage multiple deals simultaneously, and keep momentum high
Confident communicator with presence — capable of representing PureGym credibly with senior landlords, partners, and internal executives
Pragmatic, commercial, low-ego, and relentlessly focused on outcomes
Thrives in a fast-scaling, transformation-heavy environment with pace, pressure, and high accountability
