Real Estate Asset Manager

Denton Floyd Real Estate Group is a full-service real estate firm specializing in the development, design, construction, and property management of multi-family, senior living and industrial assets. The Real Estate Asset Manager will be responsible for monitoring property performance through analysis and reporting, leading asset-level financial analysis, and collaborating with various teams to optimize revenue and operational efficiency.

Responsibilities

Lead all asset-level financial analysis including budgets, reforecasts, variance analysis, and monthly reporting
Analyze financial statements, operating budgets, KPIs and leasing reports to identify trends, risks, and value-creation opportunities
Prepare annual operating budgets and long-term business plans
Create and maintain a comprehensive Asset Management model for each project incorporating joint venture terms, loan terms, sources and uses, trended pro forma, operational budget vs. actuals, reforecasting and cash-flow projections, waterfall and return projections
Provide cash needs, distribution, and capital-call analysis
Oversee weekly and monthly leasing performance; evaluate market rents, effective rents, concession strategy, occupancy trends, and velocity
Conduct competitive rent analysis using data providers, broker data, and direct market research
Build renewal, expiration, and loss-to-lease forecasts to support revenue strategy
Evaluate and recommend adjustments to pricing, marketing, and leasing processes
Ensure that operational teams are executing strategies required for absorption targets and revenue optimization
Serve as the interface with regional property management teams
Hold property management accountable to performance expectations, expense controls, and reporting accuracy
Participate in weekly property management calls
Review and approve budgets and capital expenditures
Maintain a historical log of variances and operational trends
Prepare stabilized NOI projections and business plan updates to support financing or exit decisions
Coordinate and evaluate broker opinions of value (BOVs), broker packages, and third-party valuations
Collaborate with brokers, lenders, and internal teams to execute refinancing or disposition
Manage diligence workflows related to lender requests, investor updates, or sales processes
Support or lead disposition processes: broker coordination, due diligence, data rooms, timelines, and closing deliverables
Play an active role in the transition from construction to lease-up to stabilized operations
Track pre-leasing, absorption assumptions, and marketing plans
Review and manage handoff materials from Development and Capital Markets teams (closing binders, budgets, contracts, abstracts, warranties, etc.)
Monitor operational deficits and funding needs through stabilization
Provide feedback to Development and Capital Markets to improve future deal assumptions and programming
Prepare and deliver monthly, quarterly, and annual reporting packages to capital partners, lenders, and internal leadership
Communicate asset performance, risks, and strategic recommendations proactively
Support preparation of investment memos, financing packages, and internal valuation exercises
Assist with bi-annual or annual portfolio revaluations
Identify opportunities for operating efficiencies, revenue optimization, and cost reductions across the portfolio
Lead or participate in special projects such as technology and reporting enhancements, implementation of standardized leasing and operational dashboards, portfolio level tax appeal coordination, insurance management
Contribute to continuous improvement across development, construction, and property management business units
Participate in other duties and projects as assigned

Required

Bachelor's degree in finance, accounting, business, real estate or related field
5+ years of experience in analytical role within real estate asset management, preferably with a multifamily developer/operator
Advanced Excel and financial modeling proficiency; experience building full asset management models and JV waterfalls
Strong analytical, organizational and project management skills; ability to manage multiple assets and deadlines
Excellent communication and interpersonal skills; experience interacting with institutional LPs, lenders and property management teams
Ability to travel for site visits and partner meetings
Asset management: 5 years (Required)
Ability to Commute: Jeffersonville, IN 47130 (Required)
Willingness to travel: 25% (Required)

Preferred

Master's degree
Familiarity with Yardi, RealPage, and other property management software
Yardi: 1 year (Preferred)
Financial modeling: 5 years (Preferred)
