ISS Facility Services - North America is seeking a Mobile Building Engineer responsible for the operation, replacement, repair, and maintenance of building-related mechanical and electrical systems. The role involves responding to service calls, ensuring preventive maintenance is completed, and overseeing contractors to maintain safe and efficient operations.

Responsibilities

Performs/Direct TS operation, replacement, repair, and maintenance of all related mechanical, electrical, control systems, plumbing, and life safety systems
Perform/Direct TS Preventive Maintenance Work orders from PM Calendar
Routine and preventive maintenance duties including filter changes, lubrication, control and performance check. Replace bearings, motors, and dampers
Works closely with the “Manager” to optimize the Preventative Maintenance Program
Responds to trouble calls; works closely with Operations to ensure efficient operations; maintaining records, logs and files as required
Perform scheduled rounds and readings on plant systems/assets
Ensures maintenance is executed according to established standards
Identify deficiencies through regular and thorough inspection of facility equipment and systems
Diagnose, locate the cause of, and repair malfunctioning systems and components using test equipment
Analyzes the operation of various systems, determines the cause of any problems/malfunctions and takes corrective action as required
Monitors operation, adjusts and maintains facility equipment and systems, records readings as necessary to ensure proper operation of equipment and systems, and notifies appropriate parties of any problems or malfunctions
Follows through on maintenance needs and deficiencies as appropriate
Install, test, maintain, troubleshoot and repair equipment and subcomponents
Repair restroom fixtures, sweat/braze copper pipe, thread black pipe
Drain & “safe off” systems to facilitate repairs
Perform minor carpentry tasks, replace ceiling tiles, repair or replace door hardware, locks, panic bars etc
Perform minor electrical tasks to include bulb and ballast replacement
Clean coils in air handling units and convectors to maintain optimum heat exchange
Assemble, install, repair, and maintain chilled and hot water systems
Routine operation and inspection of emergency generator and associated components
Inspect mechanical, electrical systems, trace electrical circuits, operate switchgear, record inspections, and write reports to Supervisors
Light troubleshooting and maintenance of PLC, Variable Frequency Drives, motor control, and BAS/EMS/Lighting Control systems
Assists other Mechanics, Electricians, and Operators with major repairs and maintenance of facility equipment
Ensures regulatory compliance associated with in scope TS services
Reads and interprets Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps and/or Electrical Diagrams
Operates support equipment including forklift, cranes, pay loaders, and moving vehicles
Maintains tools and orders supplies as required for installation and repairs
Complies with departmental policy for safe storage, usage and disposal of hazardous materials
Follows safety practices, and utilize protective clothing and equipment as required by OSHA. Know the whereabouts of all emergency equipment (i.e. fire extinguishers, eyewash and shower stations, first aid supplies, breathing apparatus, etc.)
Safely use hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment
Supports customer satisfaction processes by ensuring customers are informed about the status of their request in a timely and accurate manner
Maintains operation and maintenance manuals for all equipment. Record all tests, scans and inspections as directed
Maintains all tests, logs and manuals in an efficiently organized manner
Ensures accurate and timely documentation
Follows good hood housekeeping standards
Perform any additional duties on an as “required” basis where such duties are within the scope of contractual obligations
Communicates with ISS and Customer facility operations management teams, tenants/utility system end users, and Business Unit Stakeholders
Operate, Monitor, Adjust, Maintain facility assets/systems and associated Control Systems
Maintain CMMS system records, logbooks, required documentation
Oversee work performed by outside contractors
Requisition necessary material to complete required repairs
Perform applicable administrative duties…Payroll, HR, training, etc

Required

Valid driver's license and MVR check
HS Diploma or greater
Minimum of five (5) years of experience in the operation & maintenance of building systems, HVAC, mechanical, plumbing, electrical, and/or control systems
Experience with customer line of business
Experience with customer building type(s)
Required certification in location applicable disciplines, including HVAC, Mechanical, Electrical, Hydraulics, Plumbing, or Automation/Controls – Formal OEM or employer training, Trade School, apprenticeship program, etc., or combination thereof
Universal EPA Certification (required for HVAC)
State or recognized AHJ license (required for Electrician)
Ability to read, write, and communicate in English required
Works and participates well as a team member
Communicate well with others; clearly write and speak to clients, superiors, coworkers
Good organization skills; disciplined approach to daily activities; takes a sense of pride in all aspects of the job
Presents self in professional manner: neat appearance and grooming
Able to produce a quality work product in a prompt, safe and efficient manner
Ability to work without supervision and appropriately with multiple deadlines
Maintain a good attendance record, including notification in the event of tardiness and absence
For internal candidates, must constantly receive a 'meets expectations' job performance review
Journeyman level craftsman in HVAC, Electrical, Hydraulics, Plumbing, or Automation/Controls disciplines
Reads and interprets Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps and/or Electrical Diagrams
Experience & proven ability to repair building electrical, plumbing, & HVAC auxiliary systems
Experience & proven ability to safely secure hydronic and electrical systems for maintenance
Experience & proven ability to Braze/Solder copper pipe, thread black pipe
Basic carpentry skills
Strong knowledge of operation of building auxiliary systems i.e. fire-life safety, stand by emergency generators
Familiarity of general building systems i.e. vertical lift equipment, overhead doors
Ability to write, execute written and oral instructions and perform arithmetic calculations
Strong knowledge of safe work practices and procedures typical for maintenance operations
Ability to safely wear a respirator, climb ladders, enter confined spaces, lift heavy objects and perform other physically demanding tasks
Safely and skillfully use all types of related hand and power tools
