Responsibilities

Assist President in implementation of the Strategic Plan
Collaborate with LNC CFO and FP&A team on forecasting, reporting and inputs and assumptions into broader LNC Enterprise models, including semi-annual, annual and 10-year forecasts
Lead the annual third-party appraisal process, update internal valuations, regularly conduct hold/sell analyses
Own and continue to improve dashboard and reporting tools for LNC Senior Leadership
Assist in the preparation and coordination of materials and reporting to the LNC Board
Lead analysis and underwriting of all dispositions, refinances and partnerships within the existing portfolio
Coordinate and lead internal and external teams to execute
Source, underwrite and take new investment opportunities that align with the Strategic Plan through the internal approvals process
Provide an owner’s lens and portfolio mindset to collaborate with Heartland asset management (AM) to drive positive business results in the existing portfolio through KPI tracking
Providing owner perspective, negotiation support and oversight on key agreements, including but not limited to major leases, loan agreements, and property management agreements
Reviewing and synthesizing content and providing improvement ideas with an Owner’s perspective on regular reporting tools and processes such as Annual: Asset Management Plans, budget and reforecast, Argus forecast
Quarterly: Asset & Portfolio reports, lender reporting
Monthly: variance reporting, contributions and distributions
Approvals: Leasing and CapEx and ongoing tracking
Supporting annual insurance renewal and claims process
Leading annual third-party appraisal process in collaboration with LNC CFO and Heartland AM
Oversight of long-term capital planning and property condition analyses (PCAs) in collaboration with Heartland AM
Evaluating Property Management performance and participating in process to select PM teams as appropriate
Partner with LNP Controller on all of the above to integrate accounting perspective and requirements
Partner with LNC CFO and FP&A team on forecasting and planning tools and reporting
Partner with the LNP Real Estate Portfolio Manager, who oversees the absolute NNN light-industrial portfolio, to inform LNP-wide initiatives
Solicit input to inform all of the above from LNC tax, legal, finance, accounting, as appropriate
Partner with the LNC Corporate Development team in support of private equity investments, as appropriate

Required

5-7 years minimum experience in related role
Bachelor's Degree in Finance, Real Estate, Accounting or related field
Background in Commercial Real Estate with a focus on Finance, Lending, Investments and/or Asset Management
Experience in a range of product types, including multifamily, office, industrial
Experience in a range of asset types, including development, value-add and core
Knowledge of the Seattle/Puget Sound, Portland, Salt Lake City, Denver and Boise markets
Real estate finance including underwriting, valuation, market and debt and equity structures
Asset management
Real estate and property accounting
Advanced knowledge of Excel including building financial models, forecasting tools, etc
Strong Argus, Yardi, Kardin skills
AI: Applied automated workflows, agents, CoPilot and other AI platforms
Comprehensive Office 365 and SharePoint skills
Strong analytical and critical thinking skills
Able to successfully work in a team-oriented environment and partner with internal colleagues, external partners, and cross-functional groups
Excellent written and oral communication skills
