Responsibilities

Perform Property Condition Assessments (PCAs), including site visits, system evaluations, and cost analysis
Write and deliver ASTM reports that clearly communicate findings and recommendations
Conduct Construction Loan Monitoring (CLM) services, including reviewing draw requests, monitoring progress, and ensuring work aligns with budgets and schedules
Travel to job sites to document conditions, verify progress, and collect data
Lead client meetings, presenting findings, addressing concerns, and recommending solutions
Manage your own schedule, travel, and deadlines while juggling multiple projects
Maintain well-organized documentation, project logs, and electronic files
Stay current with industry standards through professional development, continuing education, and training

Required

Degree in Engineering, Architecture, Construction Management, Environmental Science, or a related field
3+ years of experience in property condition assessments, construction monitoring, or related building consulting
Strong working knowledge of ASTM standards and building assessment practices
Technical expertise in building systems, structures, finishes, and equipment
Understanding of repair and replacement cost estimating
Strong writing skills with the ability to translate technical findings into clear, client-ready reports
Proficiency with Microsoft Office Suite and Adobe PDF
Willingness to travel nationwide up to 75%

Preferred

Experience in Construction Loan Monitoring or construction draw inspections
Familiarity with affordable housing, HUD, Freddie Mac, and/or Fannie Mae building assessment requirements
Knowledge of environmental systems or principles
Experience with Quire or similar reporting platforms
