Full Time - Operations - Community Manager - Villas at Lightning Creek
Weigand-Omega Management, Inc. is seeking a Community Manager to join their team. This role is responsible for maximizing income and controlling expenses at the apartment community, overseeing day-to-day operations, and ensuring the property is well-maintained and meets occupancy targets.

Responsibilities
Maximize the income and control the expenses at the apartment community
Responsible for the day-to-day operations and organization of the apartment management office and staff
Ensuring that the property is clean, in good repair and target occupancy is met
Exercise discretion within company guidelines in dealing with a wide variety of situations
Promoting increased rental revenue
Servicing residents’ needs
Collecting rents and fees
Maintaining the property
Qualification
Required
The ability to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally call for minor deviations
The ability to think rationally beyond a specific set of instructions
The capability to work at a fast pace and with multiple tasks, perform duties while under pressure and meet deadlines in a timely manner, interact/communicate with other site employees, residents, visitors, and the public in a professional and pleasant manner
Legible penmanship and accurate typing skills
The ability to correctly deal with lease documents, fill out paperwork, and keep accurate records
The ability to work with figures and make bank deposits
The ability to compute rental amounts, prorates, discounts, percentages, and basic math computations
The capability to operate fax/copy machine, vacuum, telephone, typewriter, calculator, and to be computer literate or willing to be trained
Must have good customer service skills and be able to resolve resident, prospect, and vendor problems
Must have good communication skills and the ability to successfully interact with all types of people, a professional phone manner, an outgoing personality and the sales capability to lease apartments
Supervisory skills in order to direct, lead, and resolve employee disputes
The self-motivation to set and accomplish goals personally and for the team
Must have a high school diploma or equivalency
Must have a minimum of one year of experience in management, sales, and/or office administration
Preferred
Some college
Prior apartment management experience
The ARM or CAM designations
HUD/LIHTC experience
