Fractional/Contract CFO-Chief Financial Officer
Confidential company is seeking a fractional/temporary Chief Financial Officer (CFO) for a range of 3 to 6 months. The CFO will oversee all financial results, strategic planning, and capital market activities, ensuring financial stability and optimizing investment strategies for a portfolio of manufactured home communities and RV resorts.

Responsibilities
Responsible for all financial results including month-end close, audits, budgets, forecasts, etc
Lead cash flow management liquidity planning including capital call/distribution requests
Collaborate with operational teams to optimize rent collections, expense management, and community profitability
Champion operational excellence through collaboration, process improvement, leveraging best practices, and promoting automation and technology to enhance efficiency and scalability
Assess organizational risks and implement mitigation strategies
Ensure a system of controls to minimize risk
Manage relationships with investors and financial institutions
Communicate financial insights and strategies to the board of directors
Participate in equity and debt financing activities to support company growth and acquisitions
Manage the allocation of capital across various investment opportunities and existing properties
Monitor financial market trends and assess its impact on company performance
Participate in due diligence and valuation analysis for acquisitions and joint ventures
Identify opportunities for operational efficiencies within the portfolio
Qualification
Required
15+ years of progressive financial leadership experience, with at least 5 years in a CFO or senior finance role within real estate, REITs or manufactured housing
Experience with complex organization structures with varying ownership interests
Strong background in real estate finance, capital markets, and REIT compliance
Experience with SEC reporting, GAAP accounting, and tax regulations for REITs
Proven track record in debt and equity financing, investor relations, and financial modeling
M&A experience, including due diligence, valuation, and deal structuring
Strong leadership and team management skills
