Responsibilities
Partner with the Director of Development to evaluate new markets, assess demand drivers, identify strategic sites, and support revenue and capacity forecasting
Lead site origination efforts, including land siting, ownership research, landowner engagement, site diligence, and negotiation of land control agreements (options, leases, or purchases)
Coordinate with utilities, ISOs, and power providers to evaluate grid capacity, submit interconnection and service applications, advance studies, and secure power commitments aligned with data center requirements
Manage permitting strategy across jurisdictions, including zoning, land use, environmental, and building approvals; oversee consultants and legal partners; prepare and submit permit applications; and represent projects at public hearings when required
Build and maintain strong relationships with state and local officials, utilities, community stakeholders, and economic development agencies to support entitlement and development efforts
Support commercial and customer-facing initiatives, including responding to RFPs/RFIs, supporting site selection discussions, and educating potential customers on site readiness, power availability, and development timelines
Develop and manage project budgets, schedules, and forecasts; track costs; and ensure projects remain on schedule and within approved parameters
Collaborate closely with internal teams including Engineering, Power & Energy, Legal, Finance, EPC, Real Estate, and executive leadership to identify risks, resolve constraints, and advance projects to NTP
Conduct frequent site visits and engage directly with landowners, utility representatives, local officials, and other stakeholders as needed to progress development
Qualification
Required
Bachelor's degree in Real Estate, Engineering, Urban Planning, Construction Management, Energy, or a related field required
Minimum of 5+ years of experience in data center, digital infrastructure, power infrastructure, or large-scale real estate development
Strong understanding of power availability, utility coordination, zoning and land use processes, and permitting requirements relevant to data center development
Demonstrated ability to manage complex, multi-stakeholder development projects from early-stage origination through shovel-ready status
Proven success working cross-functionally with internal teams and external consultants, utilities, and public agencies
Highly organized, self-directed, and accountable, with the ability to manage multiple projects in parallel
Strong written and verbal communication skills, including comfort presenting to stakeholders and public bodies
Financial and analytical capability, with proficiency in Excel and PowerPoint
Collaborative mindset with the ability to operate effectively in fast-paced, growth-oriented environments
