Facilities Asset Management Specialist - Rental Car Facility
Conrac Solutions is looking for an Asset Management Specialist who understands buildings inside and out. The role involves tracking facility performance, analyzing work order data, and collaborating with various teams to enhance asset life and reduce costs.

Responsibilities
Evaluate building performance through inspections, work order data, and maintenance trends to identify risks and opportunities
Develop and maintain asset lifecycle plans to guide long-term capital improvement and replacement schedules
Track and analyze key building metrics, helping forecast annual and multi-year maintenance budgets
Provide onsite vendor management and support for repairs and services
Review site repair requests and assess cost, quality, and priority
Support project management and capital improvements — ensuring work is completed efficiently and aligned with lease and operational requirements
Create benchmarking models to compare performance across multiple operating sites
Manage vendor and consultant relationships and ensure work meets company standards
Prepare regular reports and dashboards summarizing site condition, key metrics, and recommended improvements
Support insurance claim coordination and follow-up as needed
Partner cross-functionally with other departments to align operational performance with business goals
Qualification
Required
Associate degree or certification in Asset Management, Facility Management, Engineering, or related field preferred. Equivalent experience considered
3+ years of experience in facility management, asset management, or building operations (commercial, industrial, or transportation environments preferred)
Strong understanding of building systems, preventive maintenance, and life-cycle cost analysis
Experience analyzing data to identify trends and forecast repairs or capital needs
Skilled in Excel, data tracking tools, and report creation (Power BI or similar a plus)
Strong organizational and communication skills — able to translate data into recommendations that drive action
Ability to balance desk work with hands-on site engagement. You'll be onsite regularly supporting inspections, vendors, and projects
Professional in appearance and character
The unpredictable nature of facility operations requires flexibility and the ability to respond quickly to changing site conditions, emergencies, or maintenance needs to prevent disruptions or potential hazards. While many maintenance and repair tasks are supported by outside vendors, this role may still involve varying levels of manual labor to ensure the proper operation, safety, and upkeep of the sites. Responsibilities may include performing light maintenance or repair work, assisting vendors or contractors with access or coordination, using hand or power tools to address minor facility needs, managing snow and ice during inclement weather, and safely lifting, moving, or carrying materials or equipment as needed
A valid driver's license is required to operate company-owned or rented vehicles in the course of normal business, and employees are expected to maintain a safe driving record
