Responsibilities
Audit and verify the accuracy and completeness of raw title data collected by vendor abstractors, ensuring all relevant documents (deeds, liens, mortgages, judgments, easements, etc.) are included
Review vendor-generated summary title reports for accuracy and consistency with the supporting title evidence. Confirm that reported items are valid and relevant, and identify any omissions or misinterpretations
Detect missing information, unreleased liens, or other defects not noted in the vendor’s report. Collaborate with vendors or internal staff to obtain corrections or additional documentation as needed
Compile findings into a complete and accurate title commitment, ensuring all requirements and exceptions are correctly listed and conform to underwriting standards
Apply judgment to assess potential risks and consult with insurer’s underwriting division to discuss ways to minimize or remove risks
Uphold company quality control policies, document review procedures, and compliance requirements. Provide feedback to vendors to improve accuracy and consistency of future work
Work with internal teams (e.g., department team, order entry, clearance, recording) to resolve title issues efficiently and facilitate a smooth closing process
Qualification
Required
Understanding the basics of real estate ownership and the role of title insurance in buying/selling/refinancing of same
Experience across multiple states and/or a willingness to learn unfamiliar jurisdictions
Analytical mindset with strong problem-solving and critical-thinking abilities
Excellent organizational skills and attention to detail
Proficient in title production software and standard office applications
Strong written and verbal communication skills, including the ability to draft clear and accurate title commitments and communicate effectively with vendors and colleagues
High school diploma or equivalent required; Associate or Bachelor's degree preferred
Minimum of two years of experience in the title insurance industry; or related real estate field with direct exposure to title insurance products
