Maintenance Superintendent
First Realty Management is a family-owned property management company with over 70 years of experience. They are seeking a highly self-motivated Maintenance Superintendent responsible for overseeing maintenance tasks, managing budgets, and ensuring effective communication with site managers and residents.

Responsibilities
Works on budgets and manager’s plan items with the manager
Responsible for accurate inventory control of tools, supplies, and materials, in conjunction with the manager
Meets and communicates with the site manager daily to update each other on on-site issues
Assumes on-call responsibilities for emergencies, shared with others where applicable
Works with manager to coordinate contracts and oversee contractor activities
Responds to daily emergency and routine service work orders in a professional and timely manner
Maintains site appearance by collecting and discarding refuse from common areas and throughout the site daily
Responsible for scheduling, performing, or supervising all janitorial duties
Responsible for scheduling, performing, or supervising all unit turnovers
Performs preventative maintenance schedule per site requirements
Completes daily/weekly building and site inspections
Work overtime as required for snow removal and on-call
Maintains a clean and well-groomed appearance, and wears company-issued uniforms
Is courteous to residents at all times
May be asked to perform work assignments at other sites, subject to any applicable contract provisions
Qualification
Required
Ability to respond effectively to site emergencies
Ability to take initiative and be a self-starter
Basic knowledge of electrical, plumbing, HVAC systems, carpentry, and general repair and maintenance duties
Ability to prioritize responsibilities
Ability to get to the site in a timely manner to respond to emergencies
Ability to read product instructions and safety materials
Ability to fill out and complete work orders accurately
Ability to communicate effectively with site staff and residents
Ability to supervise and direct third-party vendors and contractors
Ability to follow directions
Ability to safely operate power tools, such as saws and drills
Must be proficient with computers and be able to learn and effectively utilize various software programs such as Microsoft Outlook, ADP, RealPage, and Vantaca
Must pass a pre-employment physical before the start of work
