Senior Transaction associate, Credit & Lending (Due Dilligation)

The Sr. Transaction Associate will drive underwriting support and due diligence execution for single-tenant, triple-NNN commercial real estate transactions, ensuring smooth coordination and execution from lender selection to closing.

Responsibilities

Coordinate Third-Party Reports: Order and manage Phase I ESA’s, appraisals, ALTA surveys, property condition assessments (PCA’s), and zoning reports. Track vendor turnaround times and ensure on-time delivery with lender deadlines and 1031 exchange constraints
Clear Exceptions: Review third-party reports for red flags (environmental, PCA, zoning, survey, encroachments, recorded docs) that could impact the transaction and/or lending. Work with vendors, sellers, title, and internal teams to resolve findings before they impact lender approval or introduce closing risk
Manage Title & Survey Review: Coordinate with title companies to obtain commitments endorsements, CPLs, and pro formas. Review commitments for common CRE exceptions—easements, encroachments, CCRs, access, unpermitted exceptions. Ensure title is insurable and survey issues are resolved before closing
Support Bank Underwriting: Respond to lender questions within 24 hours
Coordinate Cross-Functionally: Work closely with Acquisitions, Investor Relations, and Closing Coordination teams to align due diligence with deal timelines—including tight 1031 exchange deadlines

Required

5–8 years in CRE due diligence, underwriting, or transaction management, with direct experience ordering and reviewing Phase I reports, appraisals, surveys, and title work
Strong Title Knowledge— you understand title commitments, common exceptions, and how to work with title companies to resolve issues
Third-party report proficiency— you know what a clean Phase I looks like, can identify red flags in PCAs, and understand survey requirements for commercial transactions
Strong communication skills— responsive, professional, and able to manage multiple stakeholders including lenders, vendors, and internal teams
Process-oriented and detail-obsessed— comfortable managing 10-15 concurrent deals using Monday.com, HubSpot, and Slack

Preferred

NNN retail, industrial, or single-tenant experience preferred
