Land/Lot Paralegal
Galbreath Costner, LLC is a Real Estate Law Firm seeking a real estate closing paralegal to join their Land Development and Acquisition business team. The role involves managing real estate transactions, coordinating closings, and ensuring compliance with all necessary regulations and requirements.

Responsibilities
Ability to perform duties involved with closing real estate transactions
Work with clients to close transactions in a timely, efficient, and error-free manner
Coordinate closings and communicate file status/needs with buyers, sellers, lenders, real estate agents, and builder closing teams
Order/Distribute title commitments to required parties
Prepare HUD-1 settlement statements and other required closing documents
Receive and adhere to closing instructions from lenders and/or their counsel
Collect all real estate taxes, homeowners’ association (HOA) dues, and any delinquencies
Collaborate with management to resolve all curative matters such as clouds on title, legal description discrepancies, easements, lot splits, vesting, tax liens, judgments, bankruptcies, boundary disputes, encroachments, mortgage liens, UCC filings, and the like
Secure all documents required for the successful close of escrow and issuance of title insurance
Prior to disbursement: balance the file, confirm good funds, and verify the accuracy and completeness of all closing documents
Manage the entire real estate closing/escrow process, including compliance with real estate contracts, lender instructions, title requirements, closing/escrow requirements, company requirements, and other written instructions
Assist post-closing in the preparation and issuance of title policies
Perform additional duties as assigned by manager
Uphold necessary hours for continuing education to maintain Escrow Officer License in States where such is required
Adhere to State and Federal regulatory requirements
Qualification
Required
At least two (2) years of closing paralegal experience
Ability to perform duties involved with closing real estate transactions
Work with clients to close transactions in a timely, efficient, and error-free manner
