Responsibilities
Develop a strong understanding of regional markets, including competition, product types, home sizes, price points, and sales absorption by county
Evaluate land opportunities by coordinating with consultants to estimate development costs and determine land values and overall project viability
Partner with division leadership to define land pricing, product mix, home pricing, construction costs, and deal structures
Lead the preparation of land committee packages, including executive summaries, market and demographic analysis, competitive land studies, maps, aerials, pricing models, and financial proformas
Conduct due diligence across concept planning, environmental, engineering, entitlement, and financial analysis
Assist in placing contracted raw land or entitled projects with qualified development partners as needed
Qualification
Required
5+ years of experience in land acquisitions within residential single-family or multifamily development, preferably within the region
Highly organized with strong analytical and financial modeling skills
Proficient in Excel and capable of evaluating complex financial data
Excellent written and verbal communication skills
Preferred
Bachelor's degree in Real Estate, Civil Engineering, Urban Planning, Business, or a related field preferred; advanced degree a plus
General knowledge of site design, land development processes, and permitting requirements
Ability to communicate effectively with engineers, attorneys, municipal and government officials, developers, and landowners
