McWhinney is a company focused on hospitality asset management, and they are seeking an intern to support their Asset Management team. The intern will assist with various operational tasks, including market research, financial analysis, and reporting for hospitality investments.

Responsibilities

Assists with the evolution of the company’s proformas, including creating new models and customizing existing models to handle a wide variety of situations, as needed

Underwrite a variety of hospitality real estate investment opportunities using Excel-based underwriting models, including complex cash flow, leverage, IRR/NPV, and fund/partnership waterfall modeling. Construct various sensitivity scenarios to determine the impact of any changes in financing or construction scheduling to the developer and equity partners

Monitors macroeconomic performance fundamentals, comp sets, target markets, supply/demand, economic drivers, as directed, and create reports to easily convey this information to senior management on a periodic basis. Manage the company’s market data research files

Support the due diligence process for potential hospitality transactions including analyzing competitive properties, reviewing market supply/demand fundamentals, analyzing financials, sales and revenue and various other reports

Assist with the development of equity investment memorandums, finance offering memorandums, and investment committee presentations

Assist with monthly and quarterly reporting for the entire hospitality portfolio

Analyze monthly financial statements of hotels and attend monthly meetings with property level executive committee members

Develop strong intercompany relationships with other McWhinney departments
