Galbreath Costner, LLC is a joint venture title insurance agency serving real estate transactions and new construction closings in Virginia. They are seeking a licensed attorney and experienced title insurance professional responsible for legal oversight, complex title examination, regulatory compliance, and risk management.

Responsibilities
Review and clear all requirements on title search reports, examining legal descriptions for metes and bounds accuracy, identifying encumbrances, liens, judgments, and other title defects that require legal resolution
Issue title commitments and policies to lenders and parties, clearly documenting title issues that may be time-consuming to resolve and providing legal analysis of complex title matters
Communicate directly with agents, buyers, sellers, and lenders regarding significant title issues, including estate matters, power of attorney questions, divorce decree impacts, boundary disputes, and other legal complications affecting marketability of title
Coordinate with estate attorneys, outside legal counsel, and regulatory agencies to gather necessary documentation, resolve title defects, and ensure compliance with Virginia title insurance regulations
Provide legal advice and strategy on title insurance matters, underwriting decisions, risk assessment, and policy formulation to protect the company from undue legal exposure
Draft, review, and revise title insurance commitments, policies, endorsements, and closing documents for legal sufficiency and accuracy
Oversee development and implementation of company policies and procedures to ensure compliance with state and federal laws governing title insurance operations
Identify areas of legal risk and implement methods to minimize exposure through sound underwriting practices and policy development
Supervise and train junior staff on title examination procedures, legal requirements, and best practices
Handle legally oriented regulatory and compliance matters
Advise company leadership on legal aspects of business operations and assist in the formulation of strategic business decisions
Qualification
Required
Juris Doctor degree from accredited law school
Active member in good standing of the Virginia State Bar
Licensed title insurance agent in Virginia (or ability to obtain within 90 days)
Minimum 5 years experience in real estate law, title insurance, or related field
Thorough knowledge of Virginia real estate law, title examination procedures, and title insurance underwriting standards
Exceptional legal research, writing, and analytical skills
Outstanding judgment and critical thinking ability in assessing title risk and selecting effective solutions
Demonstrated discretion handling sensitive legal, financial, and personal information
