Assistant Maintenance Supervisor

The Assistant Maintenance Supervisor will assist in overseeing the maintenance staff, diagnose and repair various systems, and ensure compliance with company standards while providing excellent service to tenants.

Responsibilities
Assist the supervisor with overseeing the on-site maintenance staff
Diagnosing and repairing problems in various areas such as HVAC, electrical, plumbing, pool, carpentry, drywalling, exterior structural, and appliances
Scheduling, monitoring, and performing preventative maintenance and apartment turns
Purchasing maintenance supplies within the planned budget
Conducting thorough inspections before and after move-ins and move-outs, as well as after apartment turns
Promptly responding to work order requests from residents and effectively delegating work orders to the maintenance staff
Regular property inspections to maintain cleanliness and identify potential issues
Obtaining bids from outside contractors and ensuring their work is completed to the highest standards
Accurately preparing and submitting property invoices
Assisting in vendor selection and maintaining quality relations
Ensuring excellent service is provided to prospective and current tenants
Participating in Company-provided training sessions, such as fair housing, safety, non-discrimination, and harassment prevention
Ensuring compliance with Company National Standards, applicable health and safety rules and regulations, as well as local, state, and federal laws
Responding to on-call duty when scheduled
Ensuring daily inspections of pool and fitness areas for safety
Qualification
Required
High School diploma or equivalent
Valid driver's license, a reliable vehicle, and auto insurance
Ability to read, write, understand, and communicate in English
Ability to use a personal computer and working knowledge of Microsoft Word and Excel, as well as other computer tracking systems used at the property
Ability to use standard maintenance equipment
Preferred
Minimum 2 to 3 years of previous experience in property management maintenance, other building maintenance, or related trade is preferred
